Tropika Putra is a work by a new member of the local property industry, YBK Group. They have chosen to build the 46 units on the freehold land of Sungai Buloh, specifically, Bukit Rahman Putra. The houses were ready for their purchasers by the April of 2014.There are three types of units constructed under the name of Tropika Putra, and they are Hibiscus, Ixora and Teratai. The first one consists of 28 units of 2-storey semi-detached houses, while Ixora is also semi-detached, but with an advantage of another floor (16 units). Finally, the couple of double-storey bungalow units are the Teratai units. Hibiscus has the built-up size of 2,933 sf with 5 bedrooms, 4 bathrooms and a single utility room. Ixora is 3,490 sf with 6 bedrooms, 5 bathrooms and one utility room. Then with the built-up size of 3,592 sf and 6 bedrooms, a solitary utility room and 5 bathrooms is Teratai. The launch prices varied from type to type, but the whole premise of Tropika Putra cost between RM763,135 to RM1,013,650. Now, the subsale cost would be between RM1,050,000 - RM2,500,000.YBK Group has smartly chosen to go down the contemporary path in the overall design of the houses at Tropika Putra. A praiseful move indeed, as contemporary designs usually incorporate practicality and functions into the buildings. Going into the houses, one would notice the courtyard extending internally from the outside, with glass windows and doors separating it and the inside. It creates a unique space, either for relaxation or work, while also acting as a subtle divider between the living and dining areas. Other great features are the many rooms available, to cater for the big families. Then there are the aforementioned glass windows and doors that bathe the insides with natural light. To round it off, higher ceiling on the ground floor makes room for good ventilation, and the louvres at the master bathroom maximizes the connection with the outside world. Not forgetting is the standard front porch that can also serve as parking bays.Such amazing details of the house of Tropika Putra would naturally invite unwarranted visitors who are looking for trouble, thus the fact that this is a gated and guarded development is a welcoming relief. Shifting the focus outside of the compound of Tropika Putra, amenities of many sorts can be seen. There is the medical stop such as Hospital Sungai Buloh, schools such as SK Bukit Rahman Putra, SMK Bukit Rahman Putra, SK Kuang, SK BB Sungai Buloh and SM Teknik Selangor, and other points of interests like Kompleks Sungai Buloh and Kelab Rahman Putra Malaysia.Linking Tropika Putra to the surrounding areas, and other townships is the Persiaran Bukit Rahman Putra 1, which connect the drivers to highways such as New Klang Valley Expressway (NKVE) and Damansara - Puchong Highway (LDP). Completing the transportation means of Tropika Putra are the Sungai Buloh KTM station, and also the upcoming MRT station.

  • Analysis

YBK Group is a name that is not household amongst property enthusiasts in Malaysia. That is understandable after a look at their portfolio, which only boasts one other development, the 1080 Residence in Kajang. However, it has to be said that two of their developments so far have been those on the high-end scale, not your run-of-the-mill developments. Thus, the hope is that although YBK Group is new, they are able to give products that are commendable in term of its quality. Nonetheless, there would always be that worry regarding new developers. The area of Tropika Putra, although far away from the city centre of Kuala Lumpur, indicates a strong and developed township. Amenities would not be a problem, as they are just around the corner. But the biggest plus has got to be the thoughtful and careful designing of the dwellings that have been put into action. Some of the amazing features are truly amazing, thus that has put bigger appeals to the units.Surely, the lack of a LRT train station puts a bit of dent to the overall image of Tropika Putra. Although a KTM train station is three kilometers away, the inefficiency of KTM compared to LRT makes the prospect not that satisfying. The upcoming MRT station is then a good remedy to this situation. Of course, time is needed for the MRT line to be fully ready.Judging from the size and price of the house, families would find the units in Tropika Putra to be beyond satisfactory. The proximity to mostly untarnished green areas increases the possibility of growing a family here. Investors might want to look elsewhere, if they are looking for short-term investment.
