USJ 18 is a gated and guarded residential precinct that houses only 2-storey terrace houses. Analysis
USJ 18 is among the last precincts developed by Sime UEP back then. Hence, most of the houses here are newer compared to the ones in USJ 2, USJ 4, USJ 5 and USJ 11. It is one of the most affluent neighbourhoods in USJ. The properties would be a great buy for own stay and / or investment. The rental yield is quite high due to expatriates living around the area. With a posh address like USJ, these terrace houses are deemed to be very expensive.In 1999, two years after taking delivery of their home, the residents of USJ 18 were plague by numerous of cracks. To overcome the issue, Sime UEP hired specialist contractors to carry out remedial works and extended the 10-year warranty to house owners who had to be evacuated during the process. Problems arose due to the condition of the soil. However, as of August 2000, the developer had not disclosed to the residents the consultant's final report of the soil.
