Analysis
Taman Sri Muda offers affordable properties. The area was flooded once about 20 years ago and many families moved out of Taman Sri Muda because of this flood. However, this flooding doesn't happen anymore since the rubbish trap and over the river has been fixed in 1995. Moreover, the river has been made into a large concrete walled storm drain and hence the river now flows smoothly through the area with no danger of flooding. There are many people who bought mid-cost 2 storey compact house and 3 storey compact house in Taman Sri Muda for investment purposes. While the medium-cost standard 1,300 sf 2 storey units adjacent to Kesas Highway are mainly occupied by family. It has boomed ever since Kota Kemuning established just about 1km away from the area. Many new developments are also seen mushrooming around here and this further pushes the prices of property upwards. Another factor adding to the steep increase in prices in this area is due to the freehold land status which is highly sought after by astute investors. In recent years, Taman Sri Muda is no longer considered a cheap area, and many of the properties there are owned by investors.
