Acacia Park is one of the cogs in the bigger machine that is Bandar Tasik Puteri. It is essentially a double-storey and leasehold terrace units that is being developed by the Low Yat Group Development, much like some of the properties in Bandar Tasik Puteri, Rawang. Reportedly, three more phases of Acacia Park is in the offing, making it to a sum of four phases.Acacia Park is selling well by the developer. Almost 95% of the units in Acacia Park had already been booked within 1 month before the official launch in 8 November 2014. This is a good sign for Low Yat Group as a master developer of Bandar Tasik Puteri. The phase 2 now is open for registration with a total of 215 units of double storey terrace houses. The first phase of Acacia Park has 4 bedrooms and 3 bathrooms with 1,660 sf-sized units. The dimension is one that is rather narrow but very wide at 18 ft x 80 ft. The price begins from RM447,100 for all 224 units. The front porch of Acacia Park permits two cars at the same time. Outside of the units, the streets are missing the sight of the electric cables from TNB. But that does not mean the residents would be needing to buy truckloads of candles, as the unsightly cables are actually buried under the ground for a welcoming sight around the houses.A guard house will be the pinnacle of the security features at Acacia Park, which also equip perimeter fencing in the battle against crime. Acacia Park is located in a not so urban area, thus the development of a 33-acre central park is a parallel to this atmosphere. Then, a clubhouse is also being built at the time of writing (October, 2014). It offers a swimming pool, a multipurpose hall, a playground for the kids and courts for badminton, tennis and futsal.Being a maturing township, Acacia Park will enjoy closer amenities when the planned commercial developments are ready, as the place is not up to par yet in terms of conveniences. However, the surrounding area is rife with them. The vast area means country and golf club are aplenty, with one being inside the Bandar Tasik Puteri enclave itself. Tasik Puteri Golf and Country Club is the name, with Kundang Lakes Country Club and Valencia Golf Club located nearby. A medical centre is set to be built in Bandar Tasik Puteri, though it is still early in its development stage. Another option to treat diseases and injury is at the Sungai Buloh Hospital. Malls that are in the vicinity are AEON, Giant and Tesco while the educational options are set to make parents drool, with more than ten schools being nearby, including international schools. They are SMK Bandar Tasik Puteri, SK Batu Arang, SK Sri Kundang, SK Bandar Baru Rawang, SJKC Kuang, SK Bukit Rahman Putra, SK Sungai Plong, SK Vokasional Sungai Buloh, SM Teknik Selangor, SK Sungai Buloh and SMK Bukit Rahman Putra, plus ELC International School and IGB International School. Even a Universiti Teknologi MARA is in the far vicinity, and another development proposal near Acacia Park involves a university. The good news for future residents of Acacia Park is that a proposed interchange between Rawang and the LATAR highway is under construction. This does mean the catchment rate of Bandar Tasik Puteri, and thus, Acacia Park, is set to increase. While waiting for the interchange to be competed, other highways are Guthrie Corridor Highway, Kuala Selangor Highway and New Klang Valley Expressway (NKVE). Jalan Batu Arang and Jalan Tasik Puteri are the close-by public roads. Then, KTM stations Rawang and Kuang offer the public transport opportunity.

  • Analysis

Big developments like Bintang Fairlane Residences, Rivercity Condominium, MyHabitat, Tribeca Serviced Suites and Penang Island Bay Resorts are the past projects that Low Yat group has worked on. Their reputation is cemented further with Bandar Tasik Puteri, a massive township that offers a lot of other developments as well. But it also puts them in a precarious position as Bandar Tasik Puteri also suffers from older developments that are dilapidating and a lack of amenities and facilities. They have stated time and time again that since the township is huge, it is not going to take overnight. A smart and bold move that they have taken in order to convince propective buyers is administrating a forum at LowYat.net. It is a courageous effort as they are often bombarded with direct questions, complaints and even criticisms. But, they are doing well, and this has certainly increase the level of conviction amongst the interested masses. Acacia Park will surely benefit from this. However, the worry over lack of amenities is a real one, as the surrounding area is not that progressive just yet. The amenities are quite far away and would take minutes of drive to arrive. Again, Low Yat Group has reiterated on their evident effort that they are trying to repair the situation, but that is going to take some time to really be impactful. Subsequently, the future residents of Acacia Park is also going to suffer form the lack of public transportation. A Sungai Buloh MRT station is under construction, but even that is 28 km away. The nearby Rawang and Kuang KTM stations are good options, but buses and taxis are not easy to find.Another downside is the central park. An investigating forumer on LowYat.net reveals that a recent visit (as of Oct 2014) to the park shows an unmaintained park, with rubbish strewn everywhere, broken gazebo and playground, closed toilets and others. Low Yat Group has responded by saying that it is an area that they are working hard on, and intend on making sure that the park would enjoy amenities that they have envisioned it to be equipped with. The silver lining is the competitive price that has been set at the launch of phase 1 of Acacia Park. Compared to the other properties by the other developers in the Rawang area, Acacia Park enjoys a nice price tag. Then the fact that it is landed is also another huge plus. The narrow but lengthy dimension is also interesting, as it allows kitchen extension and bigger bedrooms.Rental opportunities are definitely stunted due to the lack of office buildings, college or universities and easy public transportation access, but families who are looking to settle down in the lush greenery might be interested in Acacia Park. A long day at work might be remedied with an evening stroll in a peaceful setting, spurring for a better life for the family.
