16 Sierra is one of the latest townships being developed in Puchong. Spread over 535 acres of land, the main highlight of this estate is that it is a green township, with 16 theme gardens and open spaces at the residential precincts. It is developed by Lush Development.
As you can imagine by both the name and this theme, 16 Sierra takes greenery in a housing development to the next level, where the landscape concept plan actually defines the character of each of the residential precincts. In addition, each of the 16 themed gardens have been designed by professionals and will cater for different activities to help foster wellness and a healthy community.
At present, Phase 1 and 2 of 16 Sierra has been launched. Construction began in November 2009, and is scheduled to be completed in 2012. Both Phase 1 and 2 consists of terrace house and town houses. The other phases which have not been launched yet will consist of semi-d’s, bungalows, shop offices, and a condominium building.
The terrace houses at 16 Sierra are called Ardenia and Areca. Adenia is a 4 bedroom home which is built on a 22′ × 75′ lot, and has a gross built-up area of 2,257 sf. Ardenia is a modern home which maximizes on natural lighting, and features high ceilings, an 8 ft grand main entrance, and timber floors in the first floor bedrooms, stair case, and family room. There are also metal roof trusses, both wet and dry kitchens, yard, and a home alarm system. All bedrooms have an en-suite bathroom. There is also a car porch that can fit 2 cars. The orientation of these homes are north-south. Ardenia homes are priced from RM468,900.
Areca has similar features, except that it slightly smaller with a built-up area of 2,215 sf. Despite the fact that it is smaller, the original launch price is higher at RM488,900. The townhouses at 16 Sierra are called Odora, and they are 3-storey parkhomes. There are 3 types of townhouse layouts, which are all contemporary-designed 3 bedroom, 3 bathroom homes. Like the terrace houses, the townhouses are designed with the environment in mind. Natural lighting and better ventilation is featured, with large windows present. There are also private roof gardens for each unit, to keep up with the present modern design of having a recreational area on the rooftop.
Each of the residential areas at 16 Sierra will have a uniquely themed garden. This includes a Hide ‘n’ Seek garden, Algebra Garden, Eucalyptus Garden, Maze Garden, and Peek-A-Boo garden. As a result, each residential precinct’s community garden are great for children living in that precinct to get together and play in harmony without their parents having to worry about where they are. In addition, the these themed gardens are connected by walkways to allow residents to visit the different gardens within the neighborhood, so kids will never get bored!
The Central Park at 16 Sierra is quite a large landscaping feat. There is a Grand Lawn in the centre, which is surrounded by children’s playgrounds, jogging and cycling paths, exercise stations, futsal courts, basketball courts, badminton courts, reflexology paths, and gazebos. A Grass Amphitheatre will look down onto the oval, where outdoor performances can be held. As a result, this is a great place for community events.
As with any good green-themed residential area, lush landscaping is featured at all streets and the entrance to create a sustainable development. In addition, security is enhanced with only a single entry and exit point, as well as perimeter fencing.
16 Sierra is located in the southern part of Puchong, near Putrajaya and Cyberjaya. This area is easily accessible via the LDP and the SKVE. Other than this, it is also strategically located near educational institutions, leisure, and shopping facilities. These include Multimedia University, University Tenaga Nasional, University Putra Malaysia, IOI Mall, Jusco Taman Equine, Pasar Borong Selangor, and the Alamanda Shopping Complex.
