Damansara Perdana is a township development by MK Land Holdings. It was previously the Orang Asli Temuan settlement. The enclave features medium to high end condominiums including Metropolitan Square, Armanee Terrace and Emerald; and also Perdana Business Centre which comprises of rows of shops and business suites. Being located on the top of the hill, Perdana View offers fascinating view of Mutiara Damansara and Bandar Utama. In addition, the air is cool up here and you do not need to use your air-conditioner at most of times.There are several spooky stories heard from residents in Perdana View. One of them is a resident claimed that he heard noises of door knock, but once the door was opened there was nobody by the door. Currently, there is an on-going development of The Rafflesia located next to Perdana View. It comprises of 214 units of 3-storey semi-Ds. In the mean time, the developer is developing its first 56 units for Phase 1. Due to this construction, residents suffer noise and air pollution from the development for at least another 5 years.Besides that, illegal parking by the roadside is another issue at Perdana View. This is because, most units are only given a single parking bay. Thus, the residents' additional cars have to be parked at the roadside. One can see these cars line up on the roadside every single evening after working hours. It is quite an eye-sore. One can also see traffic police issue summons to those cars in the morning and afternoon.Some people think that there are too many apartments in the small enclave. Besides Perdana View, there are Perdana Exclusive, Perdana Emerald, Metropolitan Square, Ritze Perdana 1 and upcoming Ritze Perdana 2. All these are high-rise condominiums. Thus, competition is pretty stiff around here as mostly target the same potential group, the newlyweds and yuppies. There are altogether more than 1,000 apartment units in the area. Perdana View was launched at around RM170,000 to RM253,000. Loads of initial buyers have made handsome profit from their investment. Even though the price has appreciated very much since its completion, its price seems stagnant at RM264 psf for quite few years now.If you are considering purchasing Perdana View, perhaps you should consider Ritze Perdana 1 as well.
