Analysis
The developer of Maxwell Towers was liquidated years ago. But there are not many problems suffered, as owners setup an association to overcome problems and took over the management. The association managed to stop the developer from taking out RM400,000 from the condominium management company's account. Since then, the association has improved the livability of the condominium by repainted the entire buildings, installed a sand filter, repaired the fountain and improved the security to name a few.The prices of Maxwell Towers have gone up and down in the recent years. It was transacted (in average) for RM342,000, RM311,600, RM284,050, RM300,000, RM320,000, RM350,000 and RM340,000 in 2003 until 2009 respectively. Meanwhile, in terms of rental, it was rented for around RM2,000 up to RM3,500 during that period depending on the furnishing. There has been an appreciation of 1.58% of rental rate per annum. Nowadays, the price has escalated to near RM 400,000 and some fully-furnished units are already asking for about RM 600,000. If you are deciding to buy or rent a unit at Maxwell Towers, try to avoid lower floor units, as the corridor is darker due to the air well at the middle of the block. You might not enjoy as great view as other higher floor residents as well. However, if you are a big fan of nature, pleased yourself with the Bukit Gasing facing unit - you will enjoy the breathtaking views of the well-kept forest.
