Indah Cempaka is a leasehold development by TPPT that consist of 112 studio units and 90 medium apartment units. It is tucked in between the LRT track (between Pandan Indah and Cempaka stations) and Sungai Kerayong, and this property was ready in the year 2011.The studio units at Indah Cempaka are measuring at 680 sf while the normal apartment units are at 1,150 sf. The latter has 3 bedrooms and 2 bathrooms, with two car parks for the owner of each unit. Due to its restricted space, the blocks in Indah Cempaka are lined up in a straight line, with the front facing the LRT track and another apartment on the other side of the track, with the back facing Pandan Indah terrace houses, Le Jardin condominium and also another apartment development. As of September 2014, the subsale price of the Indah Cempaka units may fetch up to RM450,000, with the lowest coming in at RM255,000. A 24/7 security body is guarding the apartment from unwanted occurrences and visitors. Indah Cempaka then comes with a playground for kids, a multipurpose hall, a surau and a cafeteria.Due to its gold mine of a location, the list of amenities for Indah Cempaka seems endless. The nearest shopping mall is the rejuvenated Fiesta Mall (formerly known as Axis Atrium), and this place can be reached just by walking. The other shopping centres are Galaxy Ampang, Pandan Kapital, Mid-Point Shopping Centre, and the furthest one, Tesco Ampang. Fast food restaurants are aplenty with McDonald's Pandan Mewah, KFC Pandan Indah, Burger King Tesco Ampang being in the near vicinity, amongst others. As the town of Pandan Indah is as near as you can imagine, a host of banks, restaurants, shops and more are available within a short drive, including a wide range of public schools.Indah Cempaka requires its residents to enter the compound through an entry that share the same road that leads to the Cempaka LRT station. That road connects to Jalan Pandan Indah 6/1, a road that leads to many other roads such as the busy Jalan Pandan Indah and Jalan Cahaya. The former can take the residents to the ever-present Middle Ring Road 2 (MRR2), a busy highway that brings the users to Cheras, Sunway, Ampang, Gombak, Batu Caves, Kepong, Bandar Utama and Sungai Buloh. Other than that, the new highway Sungai Besi Expressway (SBE) links to Jalan Istana, Cheras, Putrajaya and Cyberjaya. Other useful roads are the Ampang - Kuala Lumpur Elevated Highway (AKLEH), which would take only mere minutes to the heart of the capital city, and also Jalan Ampang, a busier alternative.

  • Analysis

The developer TPPT has been very active in producing low to medium cost residential units of any kinds. Terrace houses, shop lots, apartments and other types of houses are strewn around Selangor, Sabah, Penang and Johor. Though this reputation does not put a high-end or an enviable label on the company, it does mean that they have the rudimentary know-how of property developments. Taman Tun Teja, Taman Sri Kenari, Taman Cahaya, Pinggiran Cempaka, Puncak Saujana, Taman Ketiau, Taman Sri Janggu]and Bandar Seri Alam are some of the entries in their portfolio.Although Indah Cempaka enjoys a very functional location, the baggage comes at the price of heavy traffic congestion. Other than the unfortunate fact of them sharing the same road that the users and buses that are heading to Cempaka LRT station use, they also have to contend with the only other connecting road to leave their apartment, and that is Jalan Pandan Indah 6/1. Then, the town of Pandan Indah itself is know to be heavily congested town. Minutes spent at the traffic light would be a norm if you live in the area. The only upside is the many highways connected to the area, it is just that getting on them would require a few delays.Located right next to the LRT train track, Indah Cempaka suffers from a recurring noise pollution. The sounds of train passing by would require some time to get adjusted to. Present residents have taken methods such as shutting the window to reduce the level of noise caused by the moving trains. Additionally, those who stay closer to the stations might hear the incessant sound of closing doors warning coming from the trains. This aspect is something that need to be investigated further on prior to any purchase. Other than that, the security of the apartment has been reported to be below par. There is another entry on the other end of Indah Cempaka, and it connects conveniently to the Pandan Indah LRT station. However, this also means that only a single guard is going to man both entry and exit points for the safety of the occupants. A toilet trip for the guards is all it takes to endanger the residents. Car break-ins and molest cases have also happened in the property's vicinity, a cause for concern indeed. To add salt to the injury, sometimes the elevators contain phlegm and spit from irresponsible people, a reflection of the type of people there. But of course, there is always a silver lining, as getting around Kuala Lumpur would be a breeze. Walking distance to either LRT train station simplifies going to the city, with a bus depot and numerous bus stands being very close to Indah Cempaka too. Then, the amount of taxis available for passengers is very generous in the area. All in all, Indah Cempaka seems to be a very good prospect for investors. As the subsale price fetches up to RM450,000 and the rental between RM1,100 till RM1,500 (as of September 2014), Indah Cempaka can be a good property to invest on.
