Kojaya is a leasehold condominium located in the prime location of Ampang, close to the city centre of Kuala Lumpur at a 15 minutes drive away. Other prime locations such as Bangsar and Mont Kiara are only 20 minutes away while the other main city of Petaling Jaya is half an hour away while the Kuala Lumpur International Airport (KLIA) is 50 minutes away. It was developed by Koperasi Ampang Jaya, and completed in the year 1999.Kojaya is a medium high rise condominium at only 10 storeys high, housed within two blocks. These homes are highly suitable for small to medium sized families with 3 bedrooms and 2 bathrooms. Built-ups of these homes are between 950 sf and 1,800 sf, with the largest one being the penthouse. Prices are considerably steep in spite of its age, at between RM300,000 and RM500,000.As a condominium that is almost two decades old, all the units sold from Kojaya are understandably pre-owned. As such, buyers can expect their new homes to be at least partially furnished as fully fitted out kitchens with inbuilt ceiling to floor cabinets are the norm as well as air-conditioners. Many of these units have also been renovated for aesthetic purposes.Kojaya offers its residents a bare minimum of facilities with 24-hour security, as well as both an adult's pool and a wading pool for the toddlers and a barbecue area beside the pools. Children can also anticipate a lot of fun at the well kept playground of the condominium. Each unit of the condominium is allocated a parking lot at the indoor covered parking.The closest shopping avenue to Kojaya is the Great Eastern Shopping Mall which caters to expats at a 5-minute drive away, while the famed Suria KLCC and Petronas Twin Towers are only 15 minutes away. Medical help is also extremely close to home at the Ampang Puteri Specialist Hospital that is a mere 2 minutes away. Exemplary schools such as the International School of Kuala Lumpur and Fairview International School are only 10 minutes away. The main trunk road that connects Kojaya to the city is Jalan Kerja Ayer Lama, which connects directly to the Ampang - Kuala Lumpur Elevated Highway (AKLEH), as well as the Middle Ring Road 2 (MRR2). Public transportation might however be an issue for residents as there are no convenient bus stops within walking distance, while the closest train station is 15 minutes away at the PWTC LRT station.

    Kojaya is located in the highly central location of Ampang, where traffic is generally smooth flowing during off-peak hours as well as during weekends. Peak hour traffic after work are, however, a living nightmare, as the entire stretch of Jalan Kerja Ayer Lama will be heavily congested at usually at a standstill. The congestion continues onto both AKLEH and MRR2 highways, whereby the latter is the most heavily affected.Being located in the famed area of Ampang, buyers can expect their fellow neighbours to consist mostly of white collared workers as well as a number of expats. Evenings here are usually peaceful except for the sound of irate traffic on the main roads, where crime rate is generally on the low side if non-existent thanks to the stringent condo security measures.Kojaya would strike some buyers as an excellent investment, until they take into account the leasehold title which is at least down to at least 84 years. While it may still be a good bargain at the moment, sales would take a turn for the worse closer to the lease expiry date.
