    Analysis

    As most buyers would consider a property developer's background and experience before purchasing any property, Scotland Park may be one of the properties to consider in Penang, as its developer is a no stranger to the local property development industry. The developer has adopted a unique design for Scotland Park, whereby black or dark glasses with contrasting red colored frames are used for the windows. This has appeared to be the building's main features. However, certain property buyers deem the condo's color combination as awkward design. By looking at the total number of units, it is obvious that Scotland Park is a low density development. From a total of 68 units, there is an average of 6 units per floor for the standard units. Thus, it can be concluded that privacy of the residents at Scotland Park is well taken care of. Due to the condo's location, residents of Scotland Park are expected to endure traffic congestion particularly during peak hours on a daily basis. It would be difficult for residents to turn into and out of Lahat Road (from Scotland Park's main entrance) into Scotland Road due to the heavy traffic flow. As this high rise development is situated exactly beside or facing the main road, the traffic issue would also contribute to dust and noise pollution. Apart from that, potential property buyers should also take note that the earlier mentioned Lahat Road is poorly lit and quiet at night. Thus, it could pose potential danger to the residents at this condo.These days, many buyers do not only believe in but even adopt the Fengshui practice for their homes. In view of this, Scotland Park may be located at one of the prime locations in Penang but due to its close proximity to the Batu Gantung Cemetery, it could be a negative factor especially to Fengshui practitioners. A property which is located near to a cemetery is often less favorable among potential property buyers, particularly the Chinese community as they deem it as inauspicious. Apart from that, the condo is also near to the Penang Turf Club. This is also one of the contributing reasons to the above-mentioned traffic congestion.In 2007, there were controversies on the new development on Penang Turf Club's land which is about 260 acres. This new development, Penang Global City Centre or better known as PGCC which costs RM25 bil comprises two five-star hotels, one Penang performing arts centre, a retail complex, two office towers, residential properties, world-class convention centre, an observatory tower, parking space, monorail transportation, and a vast public arena. This high density huge development would definitely affect the residents at Scotland Park and the surrounding areas if it is successfully built. However, as at March 2008, the PGCC plan was claimed to have been scrapped by the new Penang government. Nevertheless, potential property buyers should still take note on the possibilities of this project being revived in the near future.Pricing wise, many would consider Scotland Park expensive as this 16 years old condo's subsale value is on par with that of new developments. For the same amount of money, potential property buyers are far more interested in other new developments. However, one should also consider Scotland Park's advantages such as its low density status, well maintained building and the location as compared to other developments.
