    Analysis

    When one travels along the Jelutong Expressway from the Penang Bridge, it is almost impossible not to notice Platino, which is located exactly next to / behind the Bayswater. This new development which sits on a mixed development called MetroEast-Udini is developed by a well-known property developer, IJM Land. More often than not, property buyers are intimidated to purchase properties especially if those properties are developed by unknown or less popular developers. Even with the recent economy slowdown, property buyers probably need not worry so much as the developer of Platino has had many proven track record of previous projects. IJM Land’s good reputation in local as well as foreign market has truly demonstrated its credibility. Platino is uniquely designed and developed into a low density high rise development with only five units per floor. The condo's low density status would further ensure privacy to its residents. However, as the units share a common corridor; this may be a discomfort to certain property owners. Platino is within walking distance to Tesco Hypermarket as well as cafe and restaurants @ E-Gate, which is obviously very convenient for residents to buy groceries, food or to meet up with friends and relatives. The close proximity of this luxury condo with Tesco Hypermarket, as well as F&B outlets at E-Gate, may also be a factor that could possibly cause noise pollution. Furthermore, residents should take note that ever since the opening of Tesco Hypermarket, which is diagonally opposite Platino, the whole area is often congested with cars. Most of the time, particularly on Friday nights, weekends and public holidays, there would be cars illegally parked along Lebuh Tunku Kudin 1. About 500 to 700m away from Platino, there is a huge Tenaga Nasional power plant. This power plant does not only emit black smoke but is also said to be a risk to people’s health. The emission from a power plant is believed to be able to cause brain cancer if one is exposed to it over a long period of time. Even though this luxury condo is not very near to the plant, one has to seriously consider the health hazards caused by the power station. Potential buyers should also take note that Jalan Faraday (Persiaran Tunku Kudin) is dark at night. The poorly-lit road could pose potential danger if it is not further upgraded upon the completion of this new project. Pricing wise, Platino is considered to be the most expensive condo as compared to other developments from the surrounding areas. Its price is well justified with the developer's reputation, the spaciousness of the units, resort-style facilities as well as its location. However, many still regard this development as too pricey as some buyers believe that they could actually buy similar units at a cheaper price, namely the Palm Palladium and Bayswater.
