    As one travels along the Coastal Highway from Georgetown heading towards the Southern part of Penang, Villa Emas can be seen on the left hand side when approaching Queensbay Mall. Due to its close proximity to the earlier mentioned shopping mall, Penang Free Industrial Zones (FIZ) as well as the Sungai Nibong Bus Terminal, one may say that this condo is strategically located. However, as Villa Emas is located exactly beside the Coastal Highway, it is obvious that dust and noise pollution are two of the common issues faced by property owners. These two common issues are also further aggravated by the construction progress of nearby new developments.Most people believe that staying near the sea is one of the most wonderful thing in life. However, it is the total opposite for those who are staying at Villa Emas as there is no beautiful sandy beaches along the seaside. Villa Emas was actually built on a reclaimed land, which used to be muddy and smelly. Even though the land has been developed and there are a few other condos built on this plot of land, property owners are to be reminded that the whole area stinks especially during the low tide season.Villa Emas is considered a high density condominium as there are 12 units on each floor with only 2 lifts for each block. With 12 units sharing a common corridor on each floor, privacy could also be an issue to certain residents. Apart from that, the road off Persiaran Bayan Indah which leads into Villa Emas is especially narrow as there are many cars parked on both sides of the road. This has caused much difficulty to property owners as well as visitors when entering and exiting this condo. Persiaran Bayan Indah, the road which leads to Villa Emas is quite dark at night. As there are many residents parking their cars outside the condo's premise, it could be dangerous to walk around alone. Apart from that, there have been several reports of car break-ins outside Villa Emas' premise. Though it did not happen inside Villa Emas, potential property buyers should seriously take note to prevent any unwanted incidents.Villa Emas may be 10 years old but its appearance still looks appealing as it is well maintained. Apart from that, it also offers basic condo facilities which are equivalent to that of other new developments within the same area. However, as most property buyers prefer freehold condo these days, this could pose as one of the drawbacks of Villa Emas. For a spacious condo with a subsale price of RM200,000 and above at a prime location in Penang Island, Villa Emas is definitely a great property to consider. However, due to high density as well as its leasehold status, this has truly hampered the market's demand on the condominium. Nevertheless, if a potential buyer doesn't mind about the condo's high density and leasehold status, and intend to look for a condo at a strategic location with lower subsale price compared to other developments as well as low maintenance fee, Villa Emas would be a suitable property to consider.
