  • Analysis

A developer's reputation is often one of the most vital considerations when a potential property buyer scouts for a suitable property. No doubt CP Lands through its parent company CP Group was actively involved in the construction industry; it has since diversified its portfolio into property development in 1993. Today, with proven track record in developing numerous prestigious commercial and residential projects, CP Lands has built a name in the local property market by being one of the reputable developers. With CP Lands' reputation, property buyers need not worry much about the developer's capability. Most units at BayStar come with the sea view. However as the whole area is facing Pulau Jerejak and view of Penang Bridge, this condo is actually blocked by the island. Some may regard the island as panoramic view but certain property buyers may question the definition of a sea view condo unit especially when it is actually facing an island and just a part of the sea. Being a part of the Queensbay development project, Baystar is right in the middle of the Queensbay area surrounded by BayCapital, BayAvenue, BayGarden, and Queensbay Mall; all within walking distance. However, due to the close proximity to the shopping malls and shop lots, the whole area is often packed with cars. The traffic congestion happens on a daily basis and would be worse on weekends and public holidays. Many patrons who frequent Queensbay Mall and also the nearby shop lots often park their cars along the road which leads to the entrance of BayStar. During peak seasons such as school holidays, public holidays or mega sale carnivals, the shopping mall patrons would park along both sides of the road due to inadequate car parking spaces. This has not only made the aforementioned road narrow but also worsens the traffic flow at the area especially when there are cars entering and exiting the condos at the same time. Further to the location factor, there have also been a number of reports of car break-in cases outside BayStar's premise. Though it did not happen inside the condo, potential property buyers should seriously take note of this issue to prevent any unwanted incidents. Other than that, the poorly lit Persiaran Bayan Indah could also pose potential danger to property owners. Many people believe that staying at the seaside is one of the most wonderful things in life. However, it is the total opposite for those who are staying at BayStar as there are no beautiful sandy beaches along the seaside. The condo was actually built on a reclaimed land, which used to be muddy and smelly. Even though the land has been developed and beautifully designed, property owners are to be reminded that the whole area stinks especially during the low tide season. BayStar was built on reclaimed land, even though the reclamation works were done about 10 to 15 years ago. There have been cases where sink holes and cracking appear on buildings in such areas, some are wary that the same may happen to BayStar as well. However, there has not been any such incident reported thus far. Another issue that potential property buyers of BayStar should consider would be the low flying planes. As the Queensbay area is very near to the Penang International Airport, property owners are to be reminded about low flying planes and the noise pollution particularly during peak time which is expected to be approximately 5 minutes of interval between planes. In view of the pricing, many buyers have regarded BayStar to be overpriced. However, many property owners from nearby leasehold developments such as Putra Marine and Putra Place have actually jumped over and bought a unit of BayStar. This is mainly due to this condo's freehold status, spacious units and low density.
