A developer's reputation is often one of the most vital considerations when it comes to making decision on property purchase. No doubt CP Lands through its parent company CP Group was actively involved in the construction industry; it has since diversified its portfolio into property development in 1993. Today, with proven track record in developing numerous prestigious commercial and residential projects, CP Lands has built a name in the local property market by being one of the reputable developers with recognized credibility.Being a part of the Queensbay development project, the BayGarden is surrounded by the coastal BayAvenue, BayStar, BayVillas, and the BayCapital shop lots, as well as Queensbay Mall; all within walking distance. However, due to the close proximity to the shopping mall and commercial areas, the whole area is often packed with cars. The traffic congestion happens on a daily basis and would be worse on weekends and public holidays. With the recent opening of Eastin Hotel, which is adjacent to Queensbay Mall, the traffic at the area is expected to worsen. As there has been news about Queensbay Mall's expansion plan, the whole area would definitely become even more congested once it is completed. Other than the above mentioned, many patrons who frequent Queensbay Mall and also the nearby shop lots often parked their cars along the road outside BayGarden. During peak seasons such as school holidays, public holidays or mega sale carnivals, the shopping mall patrons would park along both sides of the road due to inadequate car parking spaces. This has caused the aforementioned road become very narrow. Further to that, there is also a Malay food outlet located just a few metres away from the BayGarden's entrance. Even though there is nothing wrong with the food outlet's location, many of the patrons who frequent this outlet often parked their cars haphazardly along the road where BayGarden's main entrance is located. This has obviously caused inconvenience to property owners.Further to the location factor, there have also been a number of reports of car break-in cases outside BayGarden's premise. Though it did not happen inside the compound of this gated and guarded community, potential property buyers should seriously take note of this issue to prevent any unwanted incidents. Other than that, the poorly lit Persiaran Bayan Indah could also pose potential danger to property owners.Potential property buyers should seriously take note that BayGarden was built on a reclaimed land. Even though the reclamation works were done about 10 to 15 years ago, there have been cases where sink holes and cracking appear on buildings in such areas, and some are wary that the same may happen to the BayGarden bungalow and semi-D units. However, there has not been any such incident reported thus far. Other than that, another issue that potential property buyers should consider would be the low flying planes. As the Queensbay area is very close to the Penang International Airport, property owners are to be reminded about low flying planes and the noise pollution particularly during peak time which is expected to be approximately 5 minutes of interval between planes. When BayGarden was first launched, many locals have regarded the bungalow and semi-D units as reasonably priced. This could be due to the fact that there is hardly any freehold bungalow or semi-D units located at prime areas with such prices in Penang Island. However, as BayGarden is only a section of the whole Queensbay development, some reckon that this area may become too congested when the whole plot of land is fully developed. Furthermore, BayGarden is also built on a reclaimed land, which is often deemed as less favorable. Nevertheless, it could possibly be difficult to find any other similar new properties at such prime area within this price range.
