While most Malaysians are familiar with a Seller Agent, the term Buyer Agent is relatively a new concept. Typically, an agent represents the owner of the property, and upon a successful transaction, the agent gets paid by his or her principal who is likely the property owner. The Valuers, Appraisers, and Estate Agents Act 1981 states that an agent can only receive commission fee from a single party, and this is commonly associated with the property owner. For a Buyer Agent, he or she can only be paid by the buyer.
The misconception:
Many property buyers would argue that they do not need to engage a Buyer Agent when buying a property, as they can simply ask a Seller Agent to source for the property for free.
