MELBOURNE: Shortly after securing a planning permit for its Subiaco project, UEM Sunrise Bhd received another approval from the Minister for Planning for their AU$277.8mil (RM785.11mil) build-to-rent development, the first of its kind in Collingwood.
The 1.33-acre site, located at the eastern entry point of Collingwood, will feature 407 apartments across two buildings 16 and 18 storeys tall. The diverse mix of units includes studios and one- to three-bedroom apartments. The ground floor will offer 0.32 acres of retail space, pedestrian laneways and over 0.24 acres of public and semi-private courtyards designed for community activities and relaxation.
Community benefits include dedicating 10% of the development to affordable housing and providing a 0.06-acre community space on the ground floor for a selected non-profit organisation rent-free.
UEM Sunrise chief executive officer Sufian Abdullah emphasised the importance of the development to the Melbourne housing market and looks forward to delivering the first build-to-rent project in the highly sought-after inner-city suburb of Collingwood.
“We recognise the significance of this project for the Collingwood area and its future local residents, adding critical new housing supply at a time when it is already difficult to secure a home in this market,” said Sufian.
Back in June 2023, the company partnered with Greystar, with UEM Sunrise as the developer and Greystar as the investor and owner-operator.
Designed by COX Architects, the development features stepped-form buildings with a façade that pays homage to Collingwood's industrial past. The project aligns with sustainability commitments, including green spaces, bike parking, and electric vehicle charging stations, fostering an eco-friendly lifestyle. Amenities will include a swimming pool, gym, movie room, wellness spaces, concierge service, co-working areas, and a rooftop garden.
Situated just 3.5km from Melbourne CBD, the development boasts high walkability and proximity to vibrant cafés and public transport, promoting an interconnected community. Construction is expected to commence in early to mid-2026.
