PETALING JAYA: Tropicana Corporation Bhd (Tropicana) recently handed the keys to the home owners of Lakefield Residences in Tropicana Heights, a 199-acre self-contained township in Kajang.

comprising freehold homes suitable for multi-generational families and upgraders, the 5.94-acre precinct’s ample greenery and integrated landscaping cater for purchasers seeking more connections to nature post-lockdown.

“As the final landed residential precinct in Tropicana Heights, we are delighted to share the joy of our homeowners in Lakefield Residences as they join the township’s growing community," said marketing and sales managing director Joanne Lee.

"The glowing feedback shared during the vacant possession process also underscores the robustness of Tropicana’s development DNA, as we deliver a vibrant mix of generous open spaces, connectivity, facilities, and more throughout our portfolio. The precinct also received an outstanding 81% Qlassic score from CIDB Malaysia in recognition of its construction workmanship, higher than the industry average of 75%.

"Moving forward, we remain committed to delivering innovative, market-driven products for home seekers through integrated online and digital channels, as we continue Redefining the Art of Living in all we do,” she said.

Lakefield Residences is an exclusive low-density precinct comprising 66 double and triple-storey link villas with built-ups up to 3,730 sq ft, situated in the heart of Tropicana Heights.

Vacant possession for the homes was undertaken in stages, with 40 home owners receiving their keys in the first batch. Lakefield Residences home owners can reconnect with nature and enjoy soothing landscapes enveloped by greenery, including a 750m linear lake with tree-lined avenues promoting well-being and accessibility throughout the development.

Residents also benefit from Tropicana Heights’ established pull factors, including its 16-acre Central Park, the largest in Kajang, and a two-acre Recreational Hub, as well as Rafflesia International and Private Schools nearby the township.

In addition, a robust connectivity profile with proximity to major routes such as Persiaran Bangi, Jalan Semenyih, and the Kajang Dispersal Link Expressway (SILK) and Kajang-Seremban (LEKAS) Highway facilitates travel to destinations around Klang Valley and beyond.

As a responsible developer and forward-thinking community builder, Tropicana has taken care to preserve existing natural elements at Tropicana Heights, including 400 khaya trees and 15 rain trees. These were replanted throughout the township’s Central Park, walkways, and roads, ensuring the continuity of the site’s natural ecosystem along with far-reaching benefits in terms of oxygenation, carbon absorption, aesthetics, and maintenance cost reductions. These efforts are in line with Tropicana’s sustainable approach to environmental, social, and governance (ESG) principles.

Other ESG initiatives include the conservation of Tropicana Height’s existing site topography, minimising excavation works and soil erosion, while the township’s linear lake acts as a large rainwater harvesting system. This, paired with similar systems at the Clubhouse, Multipurpose Hall, and Management Office along with gross pollutant traps throughout the development, serves to channel excess stormwater towards landscape irrigation purposes while mitigating flooding in the area.

Home seekers keen on joining the Tropicana Heights community can leverage on Lakefield Residences’ limited remaining units, comprising triple-storey link villas with starting prices from RM1.34 mil. Purchases before 30 June 2022 will benefit from Tropicana’s Power Up campaign, offering complimentary stamp duty on Memorandum of Transfer instruments and an RM5,000 signing incentive for sale and purchase agreements.
