UEM Sunrise opens south-west gateway to Iskandar Malaysia with Gerbang Nusajaya and Estuari Gardens

Gerbang Nusajaya also plays host to a myriad of community facilities ranging from 14 schools, one hospital, three community halls and 357.08 acres of parks and waterways.
Boasting a central park with a radius of over 2.5km, this township is linked by greenways and waterways that will promote activities such as kayaking, fishing, cycling and jogging.
The neighbourhood parks are tastefully designed within each housing scheme as a place to play, connect, learn and celebrate. Environmental sustainable strategies include the adoption of a bio-treatment system for water bodies and drainage within the parks for aeration.
The walkways and cycling paths in Gerbang Nusajaya will become an integral part of a proposed Iskandar Puteri Smart Bicycle Network, which will boast a 50km route of pure cycling experience that is pleasant and safe.
For security, the township implements the Crime Prevention Through Environmental Design (CPTED) principle – a multi-disciplinary approach in deterring criminal behaviour that is fully integrated into the environment. Security measures cover the household, business premises and the township as a whole.
Each district in the township is specialised with a dominant activity, such as lifestyle, industrial and business. For example, the suburban district is a serene and tranquil living environment complemented by the greenery of the golf course and riverine environment.
The tech district is an employment zone churning with the rigours of industrial activities. It is complemented by support housing, facilities and shops to meet daily needs.
A gateway district has also been established as a white site with the necessary flexibility to respond to future market needs.
Luxury at the Estuari
Set within more than 47 acres of lush greenery and serene environment are houses at Estuari Gardens which are located at Puteri Harbour in Iskandar Puteri.
The development is inspired by the scenic mangrove belt of nearby Sungai Perepat. Every single item from roof tiles to solar water-heaters and windows has been selected after careful consideration and detailed evaluation by architects and the UEM Sunrise management team.
The houses come in four unit types with built- up sizes of 2,708 sq ft (Type A1) 2,754 sq ft (Type A2), 3,032 sq ft (Type B) and 3,550 sq ft (Type C).
The houses are arranged in an organic structure with each block limited to less than 15 units, resulting in a low-density neighbourhood.
To promote healthy living, a 4.9-acre Linear Forest Park creates a green environment for families to thrive in. The park is segmented into the Storybook Garden, Zest Garden and Forest Walk.
Estuari Gardens is accessible through Lebuh Kota Iskandar, Persiaran Datuk Bentara Luar, Puteri Harbour road network, JB Coastal Highway and Second Link highway through exit 311 or 312.
