Sunway to replicate its thriving Sunway City's winning formula in Sunway Iskandar

With nearly half a century of town-building experience behind the group, the conglomerate is not only constantly upgrading its thriving flagship township Sunway City, it is also replicating its success in Johor.
As the only developer to focus on the unique business model of “Build, Own, and Operate,” the Sunway Group is uniquely situated to apply the lessons learned from Sunway City, the best example of this model being implemented, to the southernmost tip of the peninsula at Sunway Iskandar.
Sunway's success story is unmatched – as evident from its prospering Sunway City, which has grown from a recreational destination to a city in its own right. The Sunway Group began building Sunway City in the early 1990s – with the Sunway Lagoon Theme Park in 1992 and the Sunway Pyramid shopping mall in 1997.

Some work in the office towers like The Pinnacle @ Sunway and Sunway GEO Tower or come to stay at one of its three hotels - Sunway Resort Hotel and Spa, Sunway Pyramid Hotel, and Sunway Clio Hotel; while others come in pursuit of higher education at the various universities and private colleges; or to ensure their health at the world-class Sunway Medical Centre.
Then there are the recreational components of shopping and entertainment at the sprawling Sunway Pyramid mall, wining and dining at the numerous restaurants, or visiting the multi-park attraction that is the Sunway Lagoon Theme Park.
The seven complementary components of the award-winning township - residences, hotels, offices, universities, healthcare institutions, retail centres, and recreational parks - are seamlessly connected via Sunway City’s own Bus Rapid Transit (BRT) network, tree-lined boulevards, as well as a 4.8km long elevated canopy walkway that enables pedestrians to access the various facilities within the township on foot.
Each of the seven components, and the extensive transportation network that connects them, were built to serve the residents directly – but they were evidently also parts of a grand plan, and proven formula, to create a vibrant township.
These various components have opened up business opportunities, creating a more vibrant township. Everything that has made Sunway City a success is now being recreated in Sunway’s Johor endeavour – Sunway Iskandar.
The seeds that were planted in 2014 have taken root and the new fledging city, which has a gross development value (GDV) of over RM30bil, is flourishing into a self-sustaining integrated city that it was meant to be.
With a total of 1,800 acres of land to be developed into six ambitious precincts - each with its own distinctive blueprint, Sunway has been tirelessly transforming Sunway Iskandar to reflect its tagline ‘Nature’s Capital City’. Modelled after its thriving Sunway City, each precinct will be designed to reflect a self-sustaining integrated city with convenient amenities.
The six precincts are The Capital, The Parkview, The Lakeview, The Riverside, The Seafront and The Marketplace – but it was Lakeview that was chosen as the starting point of the development.
Each precinct is designed to be part of a self-sustaining integrated city like Sunway City, where convenient amenities are facilitated within the city itself to cater to the needs and wants of the residents.
Sunway believes in building more than just a property. With Sunway Iskandar, it believes in creating a vibrant environment that could possibly house Malaysia’s largest community.
Once the entire development is completed, Sunway Iskandar is expected to be home to 120,000 residents. The five elements of Sunway Iskandar - security, connectivity, environment, amenities, and community - represent the focal points around which the township will be formed.
Mirroring changing consumer demands, Sunway Iskandar features a more verdant balance between city and nature – over 40% of the new township’s 1,800 acres is designated as green space, making it truly ‘Nature’s Capital City’ in southern Malaysia.
Despite being a relatively recent endeavour, Sunway Iskandar is already a growing township. The open-air mall Sunway Big Box will be launching at the end of the year, the upscale lifestyle and commercial hub (Sunway Emerald Boulevard) is attracting business communities and currently reaching 70% tenancy, and the pioneering mall in the area (Sunway Citrine Hub) recently achieved 100% tenancy.
The Sunway International School in Sunway Iskandar is also undergoing an expansion to accommodate more students, and the upcoming SJK (C) Cheah Fah will be adding to the education options in Sunway Iskandar.
The highly anticipated third phase of the Citrine Lakehomes has also been recently launched, offering townhouses and linked homes measuring 22 by 80 ft and 22 by 83 ft, set against the backdrop of the picturesque Emerald Lake and the waterfront of the Johor Straits situated just a short stroll away.
Sunway Iskandar is connected seamlessly, and with the Southern Access, residents will be able to reach the Second Link Bridge to Singapore in just five minutes. In the opposite direction, they can easily reach major Iskandar attractions such as Legoland Malaysia in an equally short time.
In addition, Sunway Iskandar provides easy access to quality education institutes such as Newcastle University Medical Malaysia and Marlborough College Malaysia, as well as high-valued employment and business opportunities. This shows that each precinct goes beyond than what is normally expected by the Sunway planners. In time, Sunway Iskandar will match or even surpass the group’s flagship as it continues to grow from the seeds planted just five years ago.
