PETALING JAYA: TH Properties and SD Guthrie Bhd (SD Guthrie) have signed a memorandum of understanding (MoU) to jointly develop a HALMAS-certified Managed Industrial Park at Bukit Pelandok, Negeri Sembilan.
Positioned within the Malaysian Vision Valley 2.0 (MVV 2.0) economic corridor, the estimated market value of the 464-acre land in the Bukit Pelandok estate is above RM220 million. To be known as Techpark 3, it will offer a variety of built-to-suit factories, including linked, semi-detached, and detached options, as well as vacant industrial plots tailored to diverse business needs.
TH Properties board member Datuk Wan Hashimi Albakri said the development will play a key role in supporting the Vision Valley 2.0 initiative.
“We are thrilled to collaborate with SD Guthrie on this landmark project. The strategic location, combined with our expertise in developing HALMAS-certified industrial parks, will create a vibrant industrial ecosystem that attracts diverse businesses. This development will play a key role in supporting MVV 2.0 initiative, driving economic growth, and creating job opportunities,” he said.
SD Guthrie group managing director Datuk Mohamad Helmy Othman Basha said the development provides a unique opportunity for small and medium enterprises (SMEs).
“The proximity of this development to the existing tech parks provides a unique opportunity for SMEs to benefit from facilities and business ecosystems already in place while contributing meaningfully to the region’s economic growth,” he said. “This collaboration with TH Properties aligns with SD Guthrie’s strategy to unlock the potential of our land while enhancing sustainable revenue streams for our shareholders.”
Also present were SD Guthrie chief land management officer Ab Razak Khamis and TH Properties board member Zarulakmar Abd Aziz, both of whom signed the MoU.
