MADGE Mansions is centrally located in downtown Kuala Lumpur and is just a stone’s throw away from the KL City Centre and the Golden Triangle, giving it easy connectivity to the work place, play place, eating place, shopping place, wellness place and learning place.
It was the first high-end strata development by Gamuda Land and received the Fiabci Malaysia Property Award in the Residential Mid-Rise Category.
The development is tucked within the diplomatic enclave of Jalan Madge/Embassy Row, giving it a high-profile address.
With a land size of just 2.16 acres (0.9 hectares), Madge Mansions features extremely low density living, comprising only 52 spacious residential units spread over three 10-storey condominium blocks with only two units per floor for privacy and peace.
Each unit has a private lift lobby and a private dip pool Jacuzzi or spacious lanai for entertainment or relaxation.
A place with personality
Gamuda Land Senior General Manager in architecture and planning Eddie Chan explained that as a town maker, Gamuda Land creates places that people will call home, want to be a part of, grow up and grow old in.
“When we lay out the trees and green walls to create a private oasis, design the residences with open plan layout and lofty ceiling to create spacious home place, place a private dip pool or lanai in every unit for residents to entertain friends, create gathering places for community activities and when we provide bespoke concierge services just to make life a little easier for everyone, we began to develop the personality for Madge Mansions.
“When people move in and they live there, they experience a real difference and want to be a part of it,” Chan said.
Madge Mansions functions like a microcosm of Gamuda Land’s larger town projects such as Kota Kemuning, Valencia, Jade Hills and Horizon Hills.
It protects the residents’ privacy yet gives them the opportunity to interact via its many “gathering places” around the development.
All the units are designed to look into a central courtyard, anchored by the saltwater infinity swimming pool and surrounded by lush greenery.
Gathering places at Madge Mansions include the gym, barbecue, children’s play area and a function room.
Homes that stand the test of time
Although Madge Mansions was designed in 2008, before green development certification was introduced in Malaysia, green features were already incorporated into the development.
Selected trees, plants and creepers were used as vertical garden. This functions as a cost-effective and eco-friendly sunshade that requires little maintenance.
Emphasis was placed on building and landscape designs with minimal environmental impact.
For example, the saltwater pool is gentler on the user and is more environmentally friendly.
Other green features include double-glazed glass windows and energy-efficient louvres to control natural light and air.
There is community recycling, assisted by the development's concierge service.
In 2015, Madge Mansions attained of a score 82 points on Singapore’s Construction Quality Assessment System (Conquas), the highest attained for a development outside Singapore in 2015.
Conquas is regarded as a leading quality control and assurance system that emphasises technology as a key factor for delivering better design, construction and finish.
Making the development work for people who call it home
Part of the commitment to the project is seen in how the place is maintained and how the concierge makes life easier for residents.
Madge Mansions was one of the first local residential developments to introduce such a service.
From making arrangements for daily routines such as transportation and housekeeping services to organizing parties, events and activities, the concierge helps identify the best providers and specialists for what are required, giving residents a worry-free experience.
Madge Mansions won a silver at The Edge Malaysia’s Best Managed Property Awards 2017 in the strata residential category.
