PETALING JAYA: Property developer SP Setia Bhd has launched the first phase of its commercial development, Nadi, in its township development Setia EcoHill 2 in Semenyih.

The first offering comprises 80 double and triple-storey terraced units and six double-storey semi-detached units. Located within the commercial precinct of the township, Setia Commerce Square, 80% of Nadi has already been booked following its preview on March 25. 

“With Nadi as our first commercial offering in Setia EcoHill 2, not only will the shops bring more commercial vibrancy and more retail options and amenities for Setia EcoHill 2’s population of approximately 40,000 residents, it will also draw footfall from 3,000 acres of the surrounding mature neighbourhoods, which have an estimated catchment population of up to 100,000 residents, including our very own Setia EcoHill township that is nearby Setia EcoHill 2. 

“University of Nottingham Malaysia, which is located within a 20-minute drive to Setia EcoHill 2, is also estimated to contribute a population of 5,000 students from its campus,” said Setia Ecohill general manager Koh Sooi Meng.

The built-up of the commercial units range from 3,494 sq ft to 8,642 sq ft, with a starting price of RM1.55mil. The double-storey semi-detached shop offices have built-ups from 5,566 sq ft and priced from RM3.7mil. Nadi’s corner units will have a nine-foot balcony, making it suitable for restaurants and cafés, while the semi-detached units will have a 15-ft ceiling height for the ground floor to create a better visual of spaciousness, allow more natural light and improve indoor ventilation.

“Located within close proximity to several upcoming high-rise projects in the surrounding neighbourhoods, we are targeting businesses from F&B, retail, and the service industry such as restaurants, clinics, mini supermarkets, showrooms, convenience stores, service boutiques and educational centres to support the rapid growth and development of this self-contained township,” Koh added.

Apart from shop offices, Setia Commerce Square is also actively looking for a strategic partner to develop its petrol station land. Setia EcoHill and Setia EcoHill 2 are situated in the Southern corridor of Klang Valley. It is connected to the city centre and its immediate neighbourhoods of Semenyih, Cheras, Kajang, Seri Kembangan, Puchong, Putrajaya, Nilai and Seremban via the Kajang-Seremban Highway (LEKAS), North-South Expressway (PLUS), South Klang Valley Expressway (SKVE) and Kajang Dispersal Link Expressway (SILK), as well as the East Klang Valley Expressway (EKVE) which is under construction.
