This 4,000-acre township is located on the western flank of Shah Alam and adjacent to Klang district. The area formerly known as North Hummock Estate was bought over by S P Setia in 2002. In 2004, S P Setia disposed of 614.26 acres to PKNS which has now branded that locale as Alam Nusantara.
The first 1,000 double-storey terraced houses in Setia Alam was priced from RM168,000 to RM250,000 in 2004, while the latest launches of 20x65 terraced units start at RM600,000 each. Every neighbourhood in Setia Alam, comprising about 300 residential units, has a single entrance to facilitate vehicle control for safety and security. All units have a north-south orientation to minimise exposure to direct sunlight.
Setia Alam is planned with mass-market housing products including terraced, link house, semi-D, apartment, and serviced apartment. Its 791-acre sister township Setia Eco Park targets more affluent buyers by offering luxury semi-Ds and bungalows in a fully gated and guarded environment.
Setia City Mall is undergoing phase 2 of expansion works, taking up 14 acres next to the existing building with an extra 400,000 sq ft of floor space. It has secured over 90% of tenancies so far, including Lulu’s Hypermarket and Department Stores. Phase 2 is slated to open its doors by 2020. The 1 National Institute of Health (1NIH) is another highlight in Setia Alam.
This integrated health and research institute is sited on 40 acres inside the commercial precinct. It will have about 4,000 staff members, creating a bigger housing and lifestyle demand.
