PETALING JAYA: Property developer S P Setia will be launching ViiA Residences, the latest KL Eco City project since its debut in 2011, at the end of this month.
The project was the first component introduced to the market in five years since KL Eco City launched its first batch of strata offices, residential units and boutique offices. It has received 3,000 registered interest so far.
ViiA Residences is a component of the 25-acre integrated green luxury development, KL Eco City, which will consist of 326 units of serviced residences with a gross development value of RM450mil.
It will comprise four types of layout from one-bedroom to three-bedroom units with built-ups ranging from 636 sq ft to 1,252 sq ft. The prices will start from RM980,000 at an average price of RM1,600 per sq ft.
“This is a good investment opportunity as we foresee the demand is there especially from high income professionals who appreciate the premium of a prime asset in a very strategic location.
“These are also people who appreciate the vibrant lifestyle that keeps them on the move easily. They also seek high returns from rental and capital appreciation in the future.
“On that note, S P Setia is offering the Setia 10:90 Scheme for this project where investors need only pay 10% of purchase price with balance 90% to be paid upon handing over of the property.

For the previous launches, he said the strata offices which was handed over on July were fully sold while the boutique offices has achieved the take-up rate of 85%. Only one unit was left for the residential units.
“The planned 300,000 sq ft retail component is already underway and we are targeting for operations to commence next year,” Ling added.
He said that the company has been working to deliver the launched projects and laying out the facilities and amenities since KL Eco City’s introduction to prove its ability to deliver a vibrant, vivacious and vivid development.
The company has since invested approximately RM200mil to construct dedicated ramps and bridges. The unique two-tier internal road system allows traffic to enter and exit the various components of the integrated development via major roads such as the Federal Highway, New Pantai Expressway, Jalan Maarof and Jalan Bangsar.
Residents of ViiA Residences will be able to enjoy activities such as rock climbing, infinity sky pool, pool lounge, steam bath and sauna, gourmet lounge, Zen deck, steps studio, luxury lounge, BBQ area and AV Room.
Conceptualised as a vibrant, vivacious and vivid development, ViiA Residences will be connected to The Gardens and Mid Valley City via a pedestrian link bridge and surrounded by grade A office buildings with over 3 million sq ft of prime office space, a 252-room business class hotel and a 300,000 sq ft lifestyle retail mall.

Construction for ViiA Residences will commence in Q4 2016 with a targeted completion date in 2020.
