RESIDENTS of Pantai Panorama Condominium in Bangsar South, Kuala Lumpur are upset as a new project in the area is not what is was planned to be.
The two-block 46-storey luxury condominium is being built along Jalan Pantai Prima off Jalan Kerinchi.
Pantai Panorama Condominium representative Dr Teo Keng Huat said the hearing in 2014 stated that the project would be 23-storeys high with 352 units but its height has doubled without residents’ consent.
“The residents were only informed of the change when the project’s signboard was put up last year.
“We would have filed a judicial review if we were not satisfied with the hearing but DBKL’s failure to share these reports have deprived us of that course of action.
“Even so, the report would have been based on the 23-storey building. Although the number of units have been reduced to 328, the amended plan increased the carpark size, which means more vehicles are expected. Logically, the old reports cannot be used anymore,” he said.
Dr Teo also said that the land was converted from institutional to residential use without a proper hearing.
“We want a fair objection hearing and DBKL to be transparent with its reports. The onus is on DBKL to protect the people’s interest and rights.
“Work on the site started end of last year and DBKL has given approval for work to be conducted from 7am until 7pm every day except Sunday, but the contractors have worked outside of these hours many times. The noise level is unbearable now as they are doing piling works.
“The road that we are sharing with the condominium is narrow and has no possibility of being widened.
“We estimate at least 6,000 people once the project is completed. So, we are very keen to have a look at the reports,” he said, adding that he would share the findings with residents from the surrounding properties for the next course of action.
He also said that the project would be located next to an old 16-storey flat.
This means the condominium will be 30-storeys above the flat’s highest floor.
“The towering building will change the surrounding landscape and we are also concerned because the land was a slope that was filled with earth over a decade ago,” he said.
Bon Estates Sdn Bhd, the developer of the project, said the company had adhered to the necessary regulations before commencing work in November 2016.
Its marketing director Angeline Liau said they had purchased the land with an approved development order.
“The title of the land was maintained as ‘residential’ and the density was not changed.
“With regards to the overrun of time, there was a one-off incident last week where the supply of materials arrived late causing the overrun until 11.30pm.
“Our contractor, Kerjaya Prospek, are addressing the issue with the residents of Pantai Panorama and have since apologised and promised to adhere to the stipulated time by DBKL which is 10pm,” she said.
Liau added that they would be willing to meet the residents over the matter.
