PETALING JAYA: Knowledge (Ilmu), Finance (Kewangan), Objective and Networking. The concepts of IKON stand as a highly effective formula to achieve success, according to Aliy Group of Companies founder and chief executive officer Mohd Ali Majis.
Majis said it is important to do extensive research before purchasing a home, as the knowledge is crucial in this life-changing decision. Then, the financial side will play an important role in the process.
“Do as much networking with the key players in the industry such as the real estate negotiators, developers, bankers and lawyers to gain as much insights as possible into the world of investments in real estate,” said Majis in the recently held Konvensyen Hartanah at KL Sogo.
He said the crucial three strategies that molds the IKON formula to its full potential are the rental and selling method also known as flipping, as well as the consideration of capital appreciation for every property bought.
“For example, the capital appreciation of a property increases every year based on its surrounding. This is what you should consider before investing.
“If you keep waiting to buy a property, you are killing your dream. Instead, chase your dreams by planning today,” concluded Majis.
Majis is also the author of “I.K.O.N Hartanah: #1 more round”. He shared his experience in real estate dealings in his talk titled “Basics and Investment Strategies of I.K.O.N (Asas dan Strategi Pelaburan I.K.O.N)” at the property exhibition held by StarProperyty.my.
He also shared his personal journey from rags to riches, which began from owning a car wash centre to owning more than 200 properties under his name.
Success did not come easy for Majis as he recalled being assaulted with a machete at the age of 19 while running a car wash business.
Confessing to being a two-time university drop-out, Majis said the only thing that made him into what he is today is his ambition to dream big.
He also shared that he personally found that property is the safest investment with the highest return when he was young, which has led to multiple investment in housing products and the development of the I.K.O.N strategy throughout his 14 years of experience in property investment.
