Many real estate negotiators and agents attended Propwall.my's Agent Day and left with a wealth of knowledge.
Two experts in the property and financial markets were on hand at a recent Propwall.my Agent Day at Menara Star. The real estate negotiators (RENs) and real estate agents (REAs) who took the time to attend the talks were in for a treat as AJ Land chief executive officer Alex J. Gomez and VKA Wealth Planners Sdn Bhd head of corporate advisory Louis Loh gave their valuable insights.
Gomez presented on 'How to be a good real estate negotiator' and it was complete with his own personal experiences and anecdotes. He kicked off with an explanation of what the Board of Valuers, Appraisers and Estate Agents Malaysia (BOVAEA) is about, in addition to their role in protecting everyone involved in the real estate market.
He then shared an apt quote from Robert Kiyosaki, the author of the bestselling book 'Rich Dad, Poor Dad': "Change your focus, from making money to serving more people. Serving more people makes the money come in". The quote essentially advised people to provide the kind of services that the public would be happy to use and will keep coming back for more, or better yet, spread the word.
Furthermore, it is important to cultivate a healthy level of trust between RENs and their clients since that will encourage more potential buyers or owners to use their services. One way that the BOVAEA is helping RENs and REAs is through specialised identity cards that can only be received when one registers with the BOVAEA board.
"These identification cards come with all the necessary security features to allay any worries your clients may have. It contains the board's logo, your name and IC number, your company's name, REN number as well as a QR code that when scanned will lead you to your profile in the board's website," Gomez enthused.
The second speaker, Loh, presented on 'Financial planning tips for RENs' and started off by telling the crowd to ask themselves what is it that they would really like to achieve in life. He divided the talk into three main components: the objectives, the financial conditions and the type of financier or bank to look for.
"A smart investor's objective needs to follow the 'S.M.A.R.T' rule. Each letter stands for a word which will help to guide the them in their decisions. An objective needs to be Specific, Measurable, Attainable, Relevant and Time-bound," said Low.
Low also provided some statistics from AKPK (Credit Counseling and Debt Management Agency) which showed some of the main reasons people faced difficulties in servicing their debts.
He also explained about the Base Lending Rate (BLR) which was replaced on Jan 1 2015 by the Base Rate (BR). He went into further detail about the debt servicing ratio, mortgage loans, joint borrowing and the meaning of the colour-coding from the Central Credit Reference Information System (CCRIS).
