Selling your property is not rocket science, but the right technique often determines the making or breaking of a sale. Anyone knows the usual thumb rule to make the house presentable for your buyer. But that is a grey area, considering that every aspect of the property can be enhanced to make it even more attractive. Then again, what if you’re on a budget? Here are a few tips to consider:

Staging

First impressions count, and the way you present your home is critical. For starters, get your viewers to come during a sunny day, as the added lighting will give your home a more cheerful and spacious look. Enhance the feel of cleanliness by decluttering the hallway and giving the windows a nice polish. You should also remove the cobwebs that festoon the ceiling.

With staging, you should also take the opportunity to highlight the selling features of your home. If your home has a beautiful panoramic view of the landscape, then be sure to remove any object or furniture that inhibits this winning attribute. If the flooring of the property is made of beautiful wood flooring or stone, then remove the old rug to expose them.

Paint is main

For houses, the walls, whether the external or internal portion, make up the significant portions, and it is the first thing the house buyer sees. Cracks and chips on the paint give off the image of cheapness, and this perception is bound to carry over to the transaction table. Painting the house should be one of the main items on your budget list.

Ideally, the exterior of the house requires a new coat of paint every five to ten years. Interior paint colours reflect the ambience of the home, and it will give your viewers a good feeling when they are viewing it. 

The same goes for the apartment units. The management corporation maintains the exterior, so the owner has limited control over this portion. The interior, however, is well within your control. Don’t forget to neutralise and depersonalise the home of your personal paint and carpet choices.  A neutral palette is best. Some people furnish their homes with expensive furniture and add-ons to enhance the visual, which may go against the taste of the viewer. Let the buyer determine his or her own needs.

Roofing

Most buyers consider the roof as a big-ticket item, and that is understandable since the roof protects the occupant from rain and shine. Some house buyers deliberately come for a viewing during a heavy downpour as they want to determine if there is any leakage in your house. The roof is one of the main areas of the house that you will need to fix first, as it ensures the primary function of providing shelter over one’s head. If you do not have the necessary know-how to do this, then call in the experts. The next items are the windows. Make all the repairs required to keep water out of the house. For high-rise units, you will have to hire professionals for this.

These spending are necessary as they will add to your pitch in selling your home. With a little luck, you might get a better price for it.
