PETALING JAYA: Price, population, area and potential (PPAP). These are the most important knowledge for the best property investment, according to valuer, auctioneer and international property speaker Vicky How.

“Always lookout for a property with a price within your budget and give extra attention to the price per sq ft,” she said.

According to How, there are developers that place importance on the less important factors such as gardens and landscapes, which can be irrelevant if one wants the best price for a larger unit.

“If you’re paying twice the price for a small unit as compared to a competing developer who has the same deal for a larger unit, then it is a bad investment, ”said How.

She said the population is also important when you’re looking for the best investments in property.

“Look at the township next to it to know if your development will be a successful investment,” explained How.

Another way to identify if an area is in demand is to lookout for the lights during the night within the township.

“If there’s more than 80% properties with lights on in that area, there is an excellent demand for the surrounding properties,” added How.

How said the townships with people moving in very quickly, indicating a fast tenancy demand, is always a good choice for property investment.

Besides population, How also stressed on the area of a potential property investments. The amenities nearby such as schools and shopping malls are an added advantage.

“Luxury amenity such as a golf course would attract those with high purchase power and an expensive taste. This will add value to your investment,” said How.

However, the oversupply of retail outlets can be a problem.

“When the outlets have bad retailers, it affects the customers and the crowd,” said How.

The final stage is to asses the potential of the townships one is about to invest in.

How said when it comes to investing on a property, one should look out for the commercial factors of the township such as factories, entertainment outlets and transportation facilities, including the upcoming MRT and LRT stations and so forth.

“With a simple formula of P.P.A.P, one can definitely make the best of your investments,” concluded How.
