Sime Darby Property creates housing options that bring the outdoors in
KUALA LUMPUR: Sime Darby Property and the Construction Research Institute of Malaysia (CREAM) recently collaborated to create a concept for affordable living and solve problems faced by those looking for budget property, as well as those that craft it.
The concept that would be used to improve and restructure the affordable housing concept is known as Divergent Dwelling Design (D3) - the incorporation of new methods of design as well as construction.
D3 is targeted to change affordable housing throughout Malaysia by creating a standard, which provides quality homes as well as improving the lifestyle aspect of its respective dwellers.
The building method will be implemented for the construction of Harmoni 1, a pilot project by Sime Darby in Elmina West, City of Elmina Shah Alam.
It will be the first time that an affordable Malaysian property would use the concept. The high rise will consist of 562 units with two dimensions - 98 units sized 900 sq ft and 1,000 sq ft for the remaining 464 units.
The differentiating factor of the property is the ability to have natural lighting, cross ventilation, a balance of indoor and outdoor living, and the option of incorporating urban farming into one’s home.
The Sime Darby Property D3 Sustainable Homes concept involves pre-fabrication and mass production of components for residential units that enables cost savings, improved product quality, reduction of on-site labour and minimal wastage.
The usage of prefabricated components leads to rapid construction, shortened construction times and fast product delivery to consumers.
Conventional, affordable housing projects require about 36 to 42 months to build while D3 has the potential to be completed within 24 to 30 months, which is 28% to 33% faster than traditional methods.
