PETALING JAYA: Forty days was all it took for author Azizul Azli to gain the knowledge he needed in the real estate industry before beginning to invest in properties from property auctions.
Speaking at the recently held StarProperty.my Konvensyen Hartanah, Azizul shared he began renting out his properties to earn an income from his investment.
He ensured the quality of the properties purchased through the property auctions was maintained even though the units were priced at RM16,000 when he first bought it.
“I started painting the walls, making the necessary repairs, furnishing the home with IKEA furniture and keeping the comfort of the future occupants in my mind.
“No one wants to pay a large sum to live in an empty unit,” said Azizul.
The properties Azizul rented out came with basic furniture such as mattresses and beds, dining tables, mirror, a flat screen TV, a sofa and other decorative frames and painted walls.
“I made sure the units looked welcoming for the occupants. Once the units were done with the repair works, all I had to do was start posting up pictures on the websites to garner the attention of possible tenants,” added Azli.
In the old days, the norm would be a house for each family, but according to Azizul, the Generation Y (Gen Y) started seeing real estate as an asset.
“Each household can now own as many properties as they can afford,” said Azizul.
While location was the focus of property investment, Azizul said now the cash flow of each property owned is the more important point of consideration.
“It does not matter where you buy it, as long as it gives you positive cash flow, it’s a valid reason to purchase it.
“Instead of blowing their cash on pricey gadgets, young Malaysians need to start saving up for their first home,” added Azizul.
