IJOK: LBS Bina Group Bhd ’s latest development, LBS Alam Perdana, saw an overwhelming interest in the 1,653 units launched recently.
Group managing director Tan Sri Lim Hock San attributed the success of the launch to two factors – its attractive price point and security features.
The 469.86-acre LBS Alam Perdana project here is being developed in a location which is increasingly seeing big-time developers converting agriculture land into township projects.
Lim pointed out that LBS Alam Perdana is offering a total of 673 double-storey terraced units, of which 349 units have been booked or taken up.
“As of today, 27% or 88 units have potential buyers,” he added. Prices start from RM469,900 for the first 349 units and RM479,900 for the subsequent 324 units. The area for this parcel with 673 units of landed housing is 45.3 acres. The monthly maintenance charges is about RM120.
The second parcel that was launched comprised 468 townhouses.
Of the 168 units launched a few weeks ago, 90% have either been booked or sold with sales and purchase agreements formally signed.
The price of these townhouses begin from RM368,000 for the lower unit, and RM388,000 for the upper unit, with monthly maintenance fixed at RM75 and RM85, respectively.
Lim said LBS Alam Perdana, being a gated and guarded development, will be setting a new benchmark in Ijok with its attractive price points.
There will also be 512 units of Perumahan Penjawat Awam 1Malaysia for civil servants and about 600 units of Rumah Selangorku. Both have yet to be launched.
“We are waiting for the plans to be approved,” said Lim.
On LBS’s focus in Ijok, Lim said the company’s success in Bandar Saujana Putra in Jenjarom, Selangor had boosted its confidence and “we would like to emulate the success in Ijok.”
“We have a total of about 4,000 acres (in the country) and we are interested to make an impact in Selangor.
“Our plan is to build more landed units in Selangor and this is a viable location for this segment of the housing market.
“We want to make a name for ourselves in township projects and we are targeting to have another large scale development.
“This will be announced in the second or third quarter of next year.,” added Lim.
Lim has set a five-year target to complete the LBS Alam Perdana development with the exception of its 46.2 acres commercial parcel.
“We are still uncertain but will plan this commercial parcel accordingly.
“However, we are positive about 2018 considering the country’s gross domestic product growth thus far,” Lim said.
He said LBS also has another piece of land near LBS Alam Perdana development where it planned to build between 50 and 100 units of shops.
This additional development will further add to the vibrancy of the area, said Lim.
