Iskandar Waterfront Holding’s collaboration with prominent developers is set to contribute to Iskandar Malaysia’s transformation into a vibrant economic region.
AS the master developer of Flagship ‘A’ Zone of Iskandar Malaysia, Iskandar Waterfront Holdings has taken great strides in its efforts to transform the southern region of Johor Baru into a vibrant waterfront destination, and a strong and sustainable metropolis of international standing.
This massive development will unfold in phases over a 25-year period, setting the precedent for the single largest integrated waterfront city development project in the country.
The acquisition of development land by several prominent global property developers is a clear indication of the confidence they have for the development potential of the southern region of Johor Baru.
Iskandar Waterfront Sdn Bhd, CapitaLand Malaysia Pte Ltd and Temasek had jointly acquired parcels of land in Danga Bay for development. The joint venture acquired 71.4 acres or 3.1 million sq ft of freehold net land for RM811mil for development.
The 71.4-acre site comprises two adjoining land parcels and is strategically located next to the Johor Baru – Danga Bay – Nusajaya Highway. It is easily accessible from the Causeway and the Second Link near Gelang Patah.
The project is planned to be a RM8.1bil mixed integrated development, consisting of a premier waterfront residential community with high-rise and landed homes, as well as a central waterfront hub with a marina, shopping mall, food and beverage outlets, serviced residences, offices and recreational facilities.
Hao Yuan Investment Pte Ltd, an established developer in Singapore, had acquired six parcels of waterfront land totalling 36.8 acres in Danga Bay for RM1.6bil, to develop an integrated mixed development with a gross development value of RM8bil.
The developer plans to introduce several high-end residential, commercial and retail properties in Danga Bay, including the tallest iconic tower in peninsular Malaysia and a landmark tower in Iskandar Malaysia.
Country Garden Holdings Co Ltd had acquired 55 acres of prime waterfront land in Danga Bay for an integrated development project with a gross development value of RM18bil.
It is one of China’s leading integrated property developers, with businesses comprising construction, installation, fitting, property development, property management, and hotel development and management.
The Shanghai state government-owned Greenland Group had purchased 13.96 acres in Danga Bay for RM600mil. The site, located close to the Johor Baru city centre, has been earmarked for a mixed integrated joint venture development with IWH. This project has a gross development value of RM2.2bil.
The developer will also be building the Tebrau Bay Waterfront City. It has invested RM2.4bil to acquire 128 acres of land to develop the project, which will showcase a snow world theme park, opera house, hospital specialising in Chinese traditional medicine and a school.
“With a presence of over 14 years in Singapore, we aim to create an inspiring lifestyle and landscape that will propel Danga Bay into a 21st century global city,” said Hao Yuan president Du Zhen Zhen.
Greenland Group executive vice-chairman Xu Jing added, “We’ve undertaken urban development in over 80 cities throughout China. We’re keen to share the experience with IWH as our long-term joint venture partner and help transform Iskandar Malaysia into an international destination.”
“We are very confident and upbeat about the business outlook in Iskandar Malaysia and are very happy to be one of the first from China to invest in a big way in the southern growth corridor,” said Country Garden president and executive director Mo Bin.
Greenland Group chairman Zhang Yuliang said, “We are very happy to forge a partnership with IWH and share ideas on the development of land in Iskandar Malaysia. We believe this investment, by virtue of its strategic location and proximity to Singapore, will offer good returns on our investment.”
Zhang added, “We also believe through this joint venture with IWH, both Malaysia and China can reap the benefits of economic cooperation for the mutual benefit of our people.”
