Lucrative deals galore for potential homeowners.
KUALA LUMPUR: The StarProperty.my Fair 2017 is being hosted at Sunway Velocity Mall, featuring various property ateliers ready to offer lucrative packages and affordable homes to potential home buyers.
Having started last Thursday, the fair will last until this Sunday, from 10am until 10pm daily.
Various developers are taking part in the fair and will be competing amongst themselves via the offering of great deals to property enthusiasts.
An interactive booth for children has also been erected, providing fun activities like coloured sand painting and lego brick construction.
According to JKG Central Park Sdn Bhd sales and marketing general manager Irene Y P Koh, the property that the company will be bringing to the fair this time around, focuses on the lifestyle of the residents as well as the ability to provide affordable housing.
“Our development provides plenty of facilities as the current generation wants to enhance themselves. They want to spend more time within their own homes.”
“Today we present the Era. Sitting on a 14.8 acres plot, the Era is a mixed development. Comprised of serviced residence and retail, we will also be having offices on site but this will be part of the future development project.
Our design layout ranges from 600 sq ft to over 2,000 sq ft at an affordable price of only RM383,100 and above.”
“From a unique selling point of view, the Era is a freehold development, with a link bridge that provides easy access for residents to go across to Dutamas.
Since Mont Kiara is part of the neighbourhood, it is also near to Publika,” she said.
According to Koh, the developer will also provide a 100-meter pool and an assortment of greenery and forest trees around the area.
At the ground level, there will also be a mini wetland park.
“Those who want to live under a canopy of trees in the city centre should really consider this property,” said Koh.
Setia Eco Templer Sdn Bhd sales and marketing manager Rajes Kalidass, on the other hand, presents the Setia Eco Templer, which is accessible through Jalan Ipoh, Rawang as well as through the Latar Highway.
“Our phase 1 had been completely sold last year. This is our phase 2, featuring semi detached homes that will be launching at the end of September.
The split level property comes with three to four bedrooms, with a total built-up of approximately 3,000 sq ft,” she said.
“Our repeat customers can enjoy our loyal customer’s rebate as well. Those who introduce new purchasers for our Setia projects will also receive introducer reward points for their contribution,” Rajes added.
Another project dubbed Kingsville by Setia Ecohill is placed within a niche market sector. It caters mainly to small families and empty nesters who are leaving the city centre for a quality retirement.
According to Setia Alam Sdn Bhd head of sales and marketing Norlina Mohd Noor, Kingsville features a single storey bungalow with an English inspired design.
These homes will boast higher ceilings and three-plus-one rooms, while each residence also has some land for recreational activities.
“Built with an open spaced concept, Kingsville is equipped with a solar heater, rain harvesting system and a gated and guarded 24-hour security.
As an added bonus, this development is also nearby an international school, a clubhouse with swimming pool, gym, reading area, and a multi purpose room.
“Eco Hill is in Semenyih and it is not far away from the newest Kajang MRT extension. With this access, residents can easily gain access to Sungai Buloh or Damansara, through the MRT connection.
“Since this is a niche market with very low supply, we expect high demand for Kingsville.”
She believes that this is the best time to buy, as developers are giving more incentives to push sales. “There is no good time or bad time. If the individual needs the property and it is within one's’ budget, then go for it,” said Norlina.
Last but not least is the presentation of Maju Kuala Lumpur by ASM Development Sdn Bhd assistant sales and marketing manager David Wong Kok Ming.
“Maju Kuala Lumpur caters to the middle-income category and the three bedroom units will be just right for them. This project is connected to two intercity rail systems, which are the MRT and KTM lines.”
“To facilitate customers, we have the Maju Easy Payment scheme, which reduces the burden of customers who have trouble furnishing a down payment.
With this option, customers can now service their 10% downpayment with a 42 months instalment,” he said.
“You can own a unit with just a payment of RM2,000 in legal fee. Even better, customers can apply for the housing loan three years later, providing ample time for them if they are rejected the first few times,” Kwong concluded.
