SEPANG Municipal Council (MPSepang) will soon come up with standard guidelines on converting existing residential areas into gated-and-guarded housing schemes.
MPSepang president Datuk Puasa Mohd Taib had instructed the council’s Planning Unit to refer to the Selangor Housing and Real Estate Board (LPHS) guidelines on the matter.
He pointed out that MPSepang was the only local authority in Selangor that did not have its own guidelines for the gated-and-guarded scheme.
Applications for such a scheme are currently being handled by the council’s one-stop centre.
“Once the draft of the guidelines is ready, it will be tabled at the full board meeting for endorsement,” Puasa said at this month’s full board meeting.
He added that applications for the gated-and-guarded scheme should be handled by the infrastructure committee prior to endorsement by the full board.
Currently, MPSepang is following LPHS guidelines which require consent from at least 75% of residents before approval is given for a gated-and-guarded community.
“The major issues related to the gated-and-guarded scheme such as the size and position of the guardhouse, automated gates and the perimeter fencing, should be stipulated in the guidelines,” said Puasa.
The council president said that some 20 areas in the municipality, especially northern areas covering parts of Puchong, had been given approval to implement the gated-and-guarded scheme.
He added that several applications were pending but one in a commercial area was rejected.
“The public should not be prevented from going to a common area to get food or groceries,” said Puasa.
