L&G provides the calm that you need, within Kuala Lumpur City
BY VIKNESH ASHLEY CLARENCE
Come home to a development where one will notice birds chirping away and squirrels running free as butterflies flutter away. Hard to imagine that such a development is located within close proximity to Kuala Lumpur City Center.
Upon success of popular developments such as The Elements and Damansara Foresta, Land & General Bhd (L&G) once again wows property buyers with a unique project, offering the tranquility of the suburbs within the concrete jungle of Kuala Lumpur.
This development has a key advantage as it is only open for sale to locals. Though expatriates are interested to experience the lifestyle offerings that Astoria provides, they will only be able to do so by renting the units owned by Malaysian’s.
Astoria Ampang was officially launched last month and currently enjoys up to 80% in sales for the first launched tower.
The development has seven units per floor, sharing three lifts as well as a service lift. Five versatile and practical layouts are presented to buyers ranging between one to four bedroom units. All units come with balconies. The smaller type A and type B units will feature indoor balconies.
Type A is the one bedroom unit measuring 560 sq ft, the two bedroom units are offered as type B with a 735 sq ft, while the two-plus-one Type C unit measures a practical 888 sq ft.
The more luxurious units within the development are Type D and E, each holding three and four bedrooms respectively and are catered to downsizers.
The podium and seventh levels of the development will also encase residential units. These floors will have five units per floor.
As one would stroll into the different show units of Astoria, spatial excellence is evident as each unit is wide, featuring floor to ceiling height window panels as well as sliding doors. All units are fully fitted, featuring kitchen cabinets, flooring, laminated tiling in all bedrooms, as well as air conditioners in all bedrooms including the living room. The bathrooms enjoy floor-to-ceiling height tiling, a water closet and a sink.
L&G recently won the International Property Award for 2016-2017 for Best Architecture Landscape Malaysia. The developer received this award based on the three-acre-wide podium deck within Astoria, based on the concept of biodiversity, where various plants, microorganisms and animals lives within an ecosystem.
The inspiration of this expanse is based on the on the third space principle where this podium deck serves as a place for memorable experiences other than within one’s home and work place.
This floor will hold over 32 facilities which include water terraces, wetlands, a swimming pool, a cascading waterfall, a lawn, marshland, timber deck, children’s pool, woodland, grassland, a sky bridge that connects the entire podium, and observatory, an eco-trail, cycling path, amphitheater and Zen garden.
The podium will also feature a yoga deck, indoor gym, fitness pod, pool pavilion, playground, hammock garden, sunken tennis court, BBQ deck, children’s playroom, eco lounge, Jacuzzi, sauna, recreation lounge, theatre lounge, hydro lounge as well as an aqua kitchen.
Aside from the level six podium other common areas that are available within the condo include the green pockets on level 23A dubbed the sky lounge that measures 1,505sq ft each and has double-ceiling height as well as the sky dining areas on level 44 that will behold the views of Kuala Lumpur as well as Ampang.
The luxurious Astoria is guarded by a three-tier security system. The first tier is the security post, the second is the usage of access card and the third is a security feature where residents are only allowed to access respective unit floors by call, as well as gain access to common areas which include level six, level 23A and level 44.
