Joyful Star Sdn Bhd has launched the third phase of its commercial development Star Central corporate park in the heart of Cyberjaya to cater to small and medium-sized enterprises (SME).
With a gross development value of RM420mil, the three-hectare corporate park boasts 34 eight-storey semi-detached office towers and two bungalow office towers linked by a rear carpark podium beautifully landscaped with a roof garden.
Joyful Star chief operating officer Balasundram R said Star Central gives growing SMEs the opportunity to own their own building or office.
“Instead of renting a shop lot, SME business owners have the privilege of boosting their presence with naming rights and a Grade A quality building that is just right in size at an affordable price.
“It will also be convenient for business owners to have clients over for meetings and dealings as there will be over 2,300 parking bays available,” said Balasundram.
The buildings feature medium-sized office space from 17,999 sq ft to 43,928 sq ft with two servicing lifts in each building and five servicing lifts in the carpark podium.
The corporate park also comes with built-in broadband, CCTV coverage, card access control and panic button in the carpark, centralised fire alarm and monitoring system and 24 hours security patrol in the common area.
The sophisticated buildings at Star Central also possess green building features such as low-energy light fittings, rainwater harvesting system, internal paint with low levels of Volatile Organic Compound (VOC) and wall glass with low emission coating.
“Nowadays, everyone is making a conscious effort to go green and to preserve Mother Nature. Not only do the buildings help the environment, purchasers also benefit from lower energy consumption and higher productivity,” said Joyful Star chief executive officer Peter Teh Heng Poh.
Phase 1A and 1B were completed in May 2016 while the third phase, 1C, is expected to be completed by December 2017.
“SMEs are encouraged to own their own properties. We’ve received great and encouraging response from the public as we are now 75% sold out.
“On top of the growing development in Cyberjaya, we can see that the area has business potential. SMEs need to realise the future of their presence here,” Balasundram shared.
Star Central is easily accessible via Lingkaran Putrajaya, Maju Expressway (MEX), Lebuhraya Damansara Puchong (LDP), South Klang Expressway (SKVE) and North-South Central Link (Elite).
Other amenities in the area are the Express Rail Link and Dedicated Transportation System in Cyberjaya as well as numerous private companies, education institutions and eateries.
Joyful Star is a subsidiary of Emkay Group Bhd.
