THE entire Block B of The Holmes 2 in Bandar Tun Razak, Kuala Lumpur by Aset Kayamas was sold out at its launch last weekend.
All 493 condominium units were snapped up in less than four hours after they were opened for sale at the property developer’s Desa Valley site in Kuala Lumpur.
Aset Kayamas Sdn Bhd chairman Tan Sri Chai Kin Kong said the opening of the residential block followed the success of the developer’s The Hamstead condominium project in Desa Tun Razak in early April.
“Due to overwhelming response for The Hamstead, many genuine buyers did not manage to get hold of a unit so we are extending to them the privilege of doing so by launching one block of The Holmes 2,” he said, adding that both projects were within the same area.
Chai’s son Michael, who is the company’s executive director, added that about 80% of the buyers of Block B were from The Hamstead’s pool of registered customers.
With a gross development value of RM410mil, The Holmes 2 sits on 2.1ha of leasehold land and features two residential blocks.
Each block offers 493 units across 43 storeys with built-up areas of 943sq ft and 1,104sq ft.
Block B units are priced from RM370,000 while the launch of Block A is yet to be announced.
Apart from four-tier security, future residents of The Holmes 2 can enjoy facilities such as swimming pool, pool deck, reflexology path, playground, hot tub and barbeque pit.
The Holmes 2 is scheduled to be completed within 42 months but expected to finish ahead of time.
Its concept, location and pricing were what made the developer’s projects attractive, said Chai.
“Many of the younger generations struggle to own a home with their current salary and our projects appeal to them by meeting their needs in terms of pricing and location without compromising the standards of living and security.
“The majority of our customers are first-time buyers and young families below the age of 40,” he said.
Pang Yee Chee, 31, who runs her own telecommunications business, was at the launch as early as 7.45am so she could select a unit on a lower level.
“I found out about this project while browsing through Facebook and the price definitely attracted me,” said Pang, who is also a first-time homebuyer.
Construction site supervisor Muhammad Uzairy Mohd Redzuan, 27, and his wife Zairie Sahira Zambri, 25, were there to pick a unit for their own stay.
“It is hard to get a location near to the city centre with an affordable price now,” he said, adding that they were currently renting a house in Pandan Indah, which is also nearby.
Kanmani Joseph, 53, who was representing her husband to select a unit, said she liked the location as it is near the city centre.
“Moving into a condominium allows us to enjoy the facilities within a safe environment,” she said, adding that it would be an upgrade for the couple from their current landed property in Jalan Kelang Lama.
Chai emphasised that most of the developer’s projects were expected to complete ahead of time.
“Our Residensi Pandanmas apartment in Kampang Pandan, Kuala Lumpur, which was part of the Federal Territories Housing Scheme (Rumawip) was handed over to homeowners in April, nine months ahead of schedule.
“Another Rumawip project, Residensi Sentulmas, is expected to be completed by January 2018, about 12 months early.
“Other than that, The Holmes, just about 300m away from The Holmes 2, is 60% complete and expected to be finished early in June 2018,” he said.
To-date, the developer has 15 residential projects in construction within Kuala Lumpur, and is not planning to expand into other states for the time being.
Other Rumawip projects in construction by Aset Kayamas include Residensi Puchongmas, Residensi Kepongmas, Residensi Jalilmas, Residensi Razakmas and Residensi Gurneymas while free market projects include The Havre in Bukit Jalil; Parkhill Residence in Bukit Jalil; The Haute in Gurney, Kuala Lumpur and The Henge in Kepong.
The developer is targeting either Kepong or Kuchai Lama for its next residential project.
