JOHOR BARU: Work on phase one of the much anticipated Bangsa Johor Dream House is expected to start in the middle of this year with 1,840 landed and high-rise units priced from RM80,000 to RM420,000.
A large crowd turned up as early as 4am for the launching ceremony, while some had even camped the night before outside the mall although the event was only around 3.30pm yesterday.
Sultan Ibrahim ibni Almarhum Sultan Iskandar officially pre-launched the housing project, which was his brainchild in conjunction with the Ruler’s 59th birthday celebration, as a gift to Johoreans.
The pilot project, initiated under Yayasan Sultan Ibrahim, will be undertaken by Johor Land Bhd, a subsidiary of state investment arm Johor Corporation (JCorp), at two strategic locations – Bandar Dato’ Onn and Bandar Baru Majidee – where 840 houses will be developed over the next two years.
JCorp president and chief executive Datuk Kamaruzzaman Abu Kassim said 320 apartments, priced below RM150,000, would be built in two blocks on a 2.75ha lot at Bandar Baru Majidee along Jalan Tebrau starting mid-2017.
“The two 12-storey blocks are slated for completion in 2019,” he said in his speech.
Five hundred and twenty houses will be undertaken jointly by Coronade Properties Sdn Bhd comprising 190 terrace houses, 130 semi-detached houses and 200 bungalows on 21.3ha in Bandar Dato’ Onn. It is to start at the end of this year.
The terrace houses will have a total area of 1,031.1 sq ft; semi-detached houses, 1,068.8 sq ft; and the bungalows, 1,298.1 sq ft.
Kamaruzzaman said another project, to be undertaken by Mutiara S’City Sdn Bhd, would have 1,000 units on Malay reserve land in Bukit Saujana.
They will be priced between RM297,000 and RM420,000.
“What’s even more interesting is that all the houses will be equipped with basic electrical appliances such as a washing machine, television and refrigerator,” he said.
Comparatively, property prices in prime areas like Bandar Dato Onn and Bandar Baru Majidee could easily fetch about RM800,000 to RM1mil each.
Property observers said prices of semi-detached houses in the Tebrau area, a property hotspot, usually cost about RM1.6mil each while bungalows are at about RM1.8mil to RM1.9mil.
Meanwhile, Kamaruzzaman said Yayasan Sultan Ibrahim would be collaborating with Bank Rakyat to provide housing loans to eligible buyers. The bank will allocate RM500mil for the scheme and eligible buyers only need to pay RM1 deposit to secure a housing loan of up to 100%.
