Jalan-jalan Cari Property offers insights to up and coming hotspot
ONE of the most intensely debated topics in Penang is the property investment and purchase between the island and mainland.

Potential property investors are often treated to eye-catching upcoming developments within the vicinity of Batu Kawan when driving along the North-South Expressway heading to Penang.

There are three major reasons to invest in a property at Batu Kawan. Cheaper land cost, abundant job opportunities and a rapidly growing population.
The high priced, modest sized condominiums on the soon-to-be-scarce land of Penang Island, meant it is becoming more and more difficult for the middle income population to purchase a property.

As an industrial park (driven by local government, incentives and total investment value), Batu Kawan has managed to attract major manufacturing companies such as Haemonetics Malaysia Sdn Bhd, Boon Siew Honda Sdn Bhd, Hewlett-Packard Malaysia Manufacturing Sdn Bhd, Sandisk Storage Sdn Bhd and Robert Bosch Sdn Bhd.
As a budding manufacturing haven, Batu Kawan is also a rapidly growing industrial park with abundant skilled quality job opportunities available.
According to the Ministry of Human Resource Malaysia, manufacturing is the most sought after industry in Penang, with 64.8% job vacancies available.
The estimated number of quality job vacancies is more than 24,500. It is expected to grow even larger with new and keen manufacturing companies showing interest in the near future.
The total number of investment value of Batu Kawan Industrial Park reaches more than RM 6 billion. It has also resulted in a significant population growth shift from Seberang Prai Selatan to Batu Kawan.
The double formula of higher job opportunities and increasing population leads to a soaring demand for detached homes catered to single families. The properties at Batu Kawan is an ideal investment for the middle income population.
Higher education hubs such as KDU University College (ranked 53rd by United Kingdom) and University of Hull (ranked 38th by United Kingdom) have also found its way to Batu Kawan, providing world class education to students.
Batu Kawan has attracted major brands to its locale, such as Ikea and the newly launched outlet mall Design Village Penang at Bandar Cassia.
