KUALA LUMPUR: Mah Sing Group Bhd (Mah Sing) has inked its fourth land acquisition of the year: A 5.24-acre of freehold land on Old Klang Road, Kuala Lumpur, for about RM113mil.

Following the successful M Oscar, which was fully sold and handed over in April 2024, this new project, M Aurora, will cater to spillover demand as a vibrant transit-oriented development (TOD) boasting an estimated gross development value (GDV) of RM660mil.

Served by an extensive network of trunk roads and highways, the development is just 330m from the KTM Jalan Templer Station and 450m from the KTM Petaling Station.

Located close to Jalan Gasing, M Aurora benefits from its proximity to Petaling Jaya, making it an ideal and strategic location for urban dwellers who seek both city accessibility and the comforts of suburban living. M Aurora is designed to appeal to working adults, families and homebuyers looking for an upgrade.

Meeting diverse needs

Subject to authorities’ approval, preliminary plans for M Aurora include serviced apartments and retail spaces including drive-through units. Catering to working adults, families and buyers seeking upgrades, M Aurora offers options for two, three or four-bedroom layouts, with indicative sizes of 702 sq ft, 852 sq ft and 1,005 sq ft and starting prices from RM468,800.

Registration for M Aurora is expected to open in Q1 2025. The development will feature Mah Sing’s signature lifestyle concept with an added focus on well-crafted facilities and finishes, tailored for families and home buyers seeking modern, living spaces.

Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said: “This new land acquisition along Old Klang Road, near Jalan Gasing, taps into the potential of a well-established and matured neighbourhood. The prime location connects both Petaling Jaya and KL city centre.

“With its proximity to the Bukit Gasing hiking trail, residents will be able to enjoy a green environment and outdoor activities just a short distance from home, adding to the development’s appeal for those seeking both city convenience and natural leisure options.  We are confident this project will replicate the success of the fully sold out M Oscar.”

With a minimum property purchase price of RM600,000 for the Malaysia My Second Home (MM2H) Silver category, M Aurora also presents an appealing investment opportunity for international buyers seeking prime property in Kuala Lumpur.

Green features

M Aurora integrates sustainable features aimed at enhancing modern living. Planned with a North-South orientation, the Energy Efficient Building Envelope ensures optimal indoor temperatures through quality insulation and materials, reducing the need for excessive heating and cooling.

The development will prioritise energy-efficient equipment, including low-consumption lifts, LED lighting in common areas, and natural ventilation. These features improve indoor air quality and comfort while reducing energy costs. Rooftop solar panels will power common areas, leading to potentially lower maintenance fees.

An automated waste collection system will be implemented for the project. These features collectively contribute to a sustainable and environmentally responsible housing community.

M Aurora provides direct access to Jalan Templer, NPE and Jalan Puchong as well as seamless connectivity to major expressways including KESAS Highway, MEX Highway, Besraya and the Federal Highway. This well-connected network ensures easy travel to key destinations such as Mid Valley Megamall, Sunway Pyramid and KL Sentral.

Residents will also benefit from nearby educational institutions, healthcare facilities and lifestyle amenities. Schools within proximity include SMK Petaling, SK Petaling 1 and 2 and Sekolah Rendah Agama Al-razi as well as higher institutions like Kolej Kemahiran Tinggi MARA  and IMU University. Hospitals such as Assunta Hospital, Pantai Hospital and UM Medical Centre are also close by.

The excellent accessibility and connectivity of this development make it an ideal choice for a wide range of buyers, including working professionals, young families and investors.

“Our robust financial position, with low net gearing of 0.10 times, enables us to confidently pursue growth opportunities across varied project types,” said Leong. “Whether niche, fast-turnaround projects or large townships, we are ready to seize opportunities in the current market.”
