KUALA LUMPUR: Mah Sing Group Bhd's (Mah Sing) M Vertica two-way ingress and egress ramp on Jalan Cheras has been completed and is scheduled to open next month.
The ramp, which cost an estimated RM23mil, will enable residents’ direct access to their car parks on levels 3, 3A, and 5, significantly dispersing traffic within the car park and reducing travel time for residents to get to their car park.
The event was officiated by Cheras Parliamentary Member Tan Kok Wai, together with Mah Sing founder and group managing director Tan Sri Leong Hoy Kum, group chief executive officer Datuk Ho Hon Sang, property subsidiaries chief executive officer Yeoh Chee Beng, Group strategy and operations director Lionel Leong, the senior management team as well as Kuek Zhe Han and Roslan Mahmood, special officers to Bandar Tun Razak Parliamentary Member Datuk Seri Dr Wan Azizah Wan Ismail.
Leong said: “I am very pleased that we are able to fulfil our promise for the benefit of the residents and the community with the completion of this dedicated ramp. When we first envisioned how we wanted to build M Vertica, we were certain that a ramp would be required.
“As one of Mah Sing's major M Series developments based on an estimated GDV (gross development value) of RM2.2 billion, we want to add value not only to our customers' purchases but also to the quality of life in the surrounding communities.
“Additionally, M Vertica’s above average 5.3% rental yield makes it the perfect choice for homebuyers looking to invest or buy-to-stay to enjoy the broad exclusive facilities offered. In light of this, we will continue to uphold our tagline of Reinvent Spaces, Enhance Life for All Malaysians.”
Ho said M Vertica was launched in 2018 and was the group’s largest M Series affordable high-rise residential development, which is built on 11.25 acres.
Comprising five blocks, 90% of Towers A and B have been handed over to the purchasers. The remaining Towers C, D and E are targeted for vacant possession in April 2023.
High Qlassic scores
Ho pointed out that M Vertica obtained a high-Quality Assessment System in Construction (Qlassic) score of over 80% for Phase 2 of construction. M Vertica’s Tower C received an 82% score while Tower D, E and Podium B scored 83%.
Qlassic was introduced by the Construction Industry Development Board (CIDB) as an independent assessment tool to ensure and evaluate the workmanship quality of a building construction work based on the Construction Industry Standard (CIS: 7:2021).
“I applaud Mah Sing for obtaining a high Qlassic score for M Vertica’s Phase 2 of construction. It truly reflects Mah Sing’s dedication to providing the best products to the market and attention to details on workmanship from design to construction phases aimed at delivering the best product to the market.
“It showcases the attention to details in the planning and construction processes to deliver the best outcome for the finished goods which will greatly benefit home buyers,” said Tan, during the official ribbon-cutting ceremony to signify the completion of the project.
Easier accessibility
M Vertica is a transit-adjacent development, making it one of the most easily accessible developments in the area, Leong told StarProperty.
In addition to being strategically located near public transportation, the dedicated ramp access increases convenience and accessibility for its residents. M Vertica is located 500m from the Maluri LRT and MRT Interchange and 800m from Taman Permata MRT Station. Mah Sing is in the midst of building a covered walkway to the Maluri MRT as well as the nearby Sunway Velocity shopping mall.
