PETALING JAYA: Mah Sing Group Bhd's (Mah Sing) land purchase for M Azura's development in Setapak has become unconditional following the fulfilment of Conditions Precedent, the group announced.
The group first announced the land acquisition in Dec 2023 for RM74.3mil which was subject to the condition that vendor Tekun Juara Sdn Bhd was to obtain the relevant consent and approval from the state authority and the Economic Planning Unit for the sale and transfer of the land ownership.
M Azura, with an estimated gross development value of RM508mil, is planned as a four-acre residential development. The group stated that it intends to obtain a GreenRE certification for the development.
“M Azura is our third project in Setapak after the success of M Astra and M Adora which are both fully sold. In fact, M Astra was fully sold within a year, reflecting buyers’ appetite and trust in the Mah Sing brand. Capitalising on the spill-over demand from both our previous developments, we believe that M Azura will be warmly welcomed by first-time homebuyers and those looking to upgrade in the neighbouring areas,” said founder and group managing director Tan Sri Leong Hoy Kum.
The group also added that the land acquisition aligns well with the group’s strategy of focusing on affordable high rises in the central business district (CBD) areas and affordable landed homes in the outskirts/suburban areas, as the local demand for property remains resilient.
