The COOL breezes in the hilly area is one of many attractions people will find at the Ametis Residences in Subang Bestari.
Sitting on higher ground, homeowners will also get to take in sights of the entire Subang Bestari development from where Ametis is located.
The development by Worldwide Holdings Bhd features 20 semi-detached units in a leasehold project that best suits people looking for a more serene living environment.
Worldwide Holdings property division head Rosli Ismail says the area is exclusive and low in density.
“It is surrounded by other bungalows and semi-Ds from other projects.
“In the whole of Subang Bestari, there are only about seven units of houses per acre,” he said of the whole 450-acre development.
Ametis has four semi-d layouts, all with four plus one rooms and five bathrooms.
The built-up areas range from 3,284sq ft to 3,743sq ft, while price start at RM528 per sq ft.
The development will have two units of Type A that have double volume ceiling height, five units of Type B, 11 units of Type C and two units of Type D.
Type C and D has a similar layouts, except Type D has no balcony and is slightly smaller in size.
Some of the features of the Ametis homes include solar water heaters with booster pump as well as rainwater harvesting for landscape or cleaning use.
Rosli also pointed out that Subang Bestari had good amenities and connectivity in terms of infrastructure.
“There are four schools, three surau, a town hall as well as a 15-acre lake.
“The area is also accessible to major highways such as the North South Expressway that links directly to the Guthrie Corridor Expressway and the Batu 3-Sungai Buloh road”, he said.
He added that an MRT station, which will be about 400 meters from Subang Bestari once completed, is a plus point for the entire development.
Rosli noted that the company has good followers of its products.
“We have existing buyers who are looking to upgrade and expand.”
“People are also coming over because the price we’re putting in the market is still cheaper in comparison,” he stated.
Subang Bestari is located in Bandar Pinggiran Subang, Shah Alam, and is within reach of Subang Jaya and Petaling Jaya.
“Nearly 90% of the development is mature. Next we’re moving on to a 20-acres land for commercial development.
“Plans for a neighbourhood mall is in the pipeline,” revealed Rosli.
Ametis is about 30% sold and is scheduled for completion early next year.
The project has a gross development value of about RM36mil.
