RM30 million investment for “A Jewel in the Park”
Official opening of the ICE Gallery at IJM LAND's Pantai Sentral Park.
PETALING JAYA: IJM Land Bhd celebrated the official opening of the modern and contemporary cube-shaped IJM Land Centre of Excellence (ICE Gallery) at Pantai Sentral Park (PSP), a joint venture with Amona Development Sdn Bhd.
Located within the vicinity of Petaling Jaya, Kuala Lumpur, Bangsar and Mid Valley, ICE showcases two transparent interlocking geometric glass cubes with organic structures in its interior, ensuring durability of the structure, maximum space utilisation and harmony with the surrounding environment.
The 29,000-sq-ft gallery harvests natural daylight and allows for maximise views of the building. The glass segments and steel building material allows the visitors to take in view of the surrounding greenery, while retaining the features of easily recovered, reused and recycled.
“It is our interpretation of nature and its organic forms that look like they dynamically grow in every direction without the intervention of men,” explained IJM Land central region senior general manager Hoo Kim See during the launching ceremony on Thursday, July 21.
IJM Land managing director Edward Chong Sin Kiat said while ICE will be the key centre of IJM Land’s developments in the Klang Valley, there are no plans to consolidate all IJM’s project at ICE as the geographical surroundings is an important feature of the show gallery when showcasing the projects.
He also said IJM’s corporate headquarter is still at the designing stage and is expected to be finalised by next year with an expected construction period of three to four years.
“The site’s unique location with unrivalled access to a host of hotspots and amenities of the city presents a wonderful opportunity for us to mark our legacy and create a stunning and iconic landmark for Kuala Lumpur and Klang Valley,” said Amona Development Sdn Bhd executive director Abdul Manaf.
The unique building is designed by leading architecture firm Surbana Consultants Sdn Bhd, in collaboration with renowned interior design firm Design Worldwide Partnership. It offers architectural models, show rooms, interactive and experiential exhibits, a café bar and etc.
The township of PSP sits on a significant 58-acre parcel of land and has a gross development value of RM2.5bil. The landmark development which consists of seven residential phases and six commercial phases is expected to be completed within eight to ten years, and will be able to accommodate some 15,000 residents.
Inwood, PSP’s first condominium, stretches over an area of 3.02 acres. The 38-storey tower features 211 units that a variety of layouts and range from a build-up size of 1,125 sq ft to 1,965 sq ft. It carries a GDV of RM210mil and has a take-up rate of approximately 70%. It is slated for completion at the end of 2018.
Phase 2 of the PSP development, known as Secoya Residences, comprises 243 units of residential condominiums with built-up areas ranging from 1,050 to 1,670 sq ft for its two-to-four bedroom units and is priced from RM850,000. The project with a GDV of RM290mil currently achieved more than 50% take-up rate and is expected to be completed in 2019.
Chong said there are 17 ongoing projects at the second half of this year with a GDV of approximately RM1bil.
The projects include the phase 2 commercial units of Waterside Residence at Penang, Phase 7B1 and 7B2 of Bandar Rimbayu at Klang Valley, Danau Perintis’s affordable apartments at Shah Alam 2, Irama 1 of Seremban 2 and Austin Duta at Johor Bahru.
