SIME Darby Property has followed up on the success of the first phase of its Elmina Valley development by attaining a 94% take-up rate for Phase 2 of the project that was launched this month.

Out of the 309 residential homes offered, 290 units were snapped up by eager buyers during the launch, reflecting a strong demand for residential products in the RM600,000 price range.

The high take-up rate closely tracks that of Elmina Valley Phase 1, which notched 95% within a day of its launch in February.

The success of both phases are attributed to strong demand for residential products at the City of Elmina, a 2,000ha development of adjoining townships with a gross development value of RM20.4bil.

“This is an indication that the right product offered at the right price will be well received by the market. It also signifies great demand for reasonably priced residential products at the City of Elmina,” said Sime Darby Property managing director Datuk Jauhari Hamidi.

“Once again, we thank our customers for their confidence in our products and the potential of our development. We aim to continue this strong performance with other developments in our portfolio to achieve our sales target of over RM2.5bil by the end of the financial year,” he added.

The Elmina Valley Phase 2’s double-storey link homes come in two sizes: Type A, which is 20’x70’, and Type B, which is 22’x80’ (Type B). Built-up area is from 1,855 sq ft. Both feature an open-plan floor layout, with an interplay of modern and classic style elements coming through in the brick pattern design and clean lines of the walls.

Type B homes boast a double frontage design that offers views of landscaped gardens. It also features a dual-key home concept with a single bedroom and bathroom set-up that’s separate from the main house, providing comfort and privacy.

The City of Elmina includes the townships of Denai Alam, Bukit Subang, Elmina East and Elmina West. Located along the Guthrie Corridor Expressway, it offers seamless inter-connectivity and accessibility.

Among its key features are the 121ha Elmina Central Park and a 90km cycling and jogging track, one of the longest tracks in the country. It also boasts a wellness community complex for social activities.

The safety and security of residents is also factored into the design.

Sime Darby Property said the township was developed in line with international standards, namely Mercer’s Quality of Living Survey which measures “liveability” in terms of safety, education, hygiene, culture and environment.
