PETALING JAYA: Gamuda Land, a leader in Malaysia’s property development sector, has introduced a groundbreaking home typology that sets a new benchmark in the Malaysian real estate market. This innovative concept is poised to redefine home living by integrating unique design elements and advanced features to elevate the homeowner experience.
The Park Homes typology represents a significant departure from traditional housing models. Unlike conventional terrace or semi-detached homes, this new category features a distinct cluster of eight homes. Each cluster comprises four corner units and four intermediate units, with each unit offering expansive private gardens. This design caters to the growing preference for direct access to outdoor spaces and greenery.
The homes are arranged in a layout that may look like four terraced units from the outside, but from an aerial view, the corner units appear square while the intermediate units form an L-shape. A standout feature is the 40-foot-wide communal garden shared by the eight homes, promoting a sense of community and a connection with nature.

Based on our nationwide survey, we acknowledge that Malaysians want to enhance their quality of life through various improvements in the living conditions of their neighbourhoods. The outcome is a home that no longer suffers narrow layouts, limited natural light nor has minimal outdoor areas,“ said Gamuda Land chief executive officer Chu Wai Lune.
Listening to customers
The conceptualisation of Park Homes was the result of an extensive three-month period of focus groups, and a nationwide survey, involving a total of over 3,000 individuals from various household compositions – multi-generational families, singles, pet owners, nature lovers, small family units, and empty nesters. The survey findings have been instrumental in designing a new house type that is unprecedented in the marketplace.
Among the findings are:
- 72% of respondents want closer access to nature, especially post-pandemic.
- 86% of respondents expressed a desire for customisable home options.
- 75% of families with children or pets preferred minimal traffic outside their homes.
- 83% valued conveniences such as nearby retail and commercial facilities.
These insights have led to features like private gardens starting at 20 feet and a communal garden of 40 feet for each cluster. This design replaces traditional back lanes with a space that fosters community interaction and provides a safe environment for children and pets.
Technological advancements
Gamuda Land’s 'Park Homes' also integrates advanced technology and digital innovation. The company’s Next-Generation Digital Industrialised Building System (IBS) allows for a high degree of customisation, enabling buyers to tailor their homes to their specific needs. The new digital platform facilitates this process through AI-driven customisation, offering a dynamic and engaging experience from initial design to final purchase.
“Our in-house team has developed an advanced in-house Generative AI customisation platform, which offers, a showroom-like conversation flow online. This portal transforms traditional forms into dynamic and engaging interactions, providing 24/7 support and answering queries anytime and anywhere.

It offers a new way to build your ideal home, whether you want fewer walls or partitions, achieving these preferences before the delivery of your home. This is also a first in the local property industry,” said Chu.
Future-ready living
‘Park Homes’ will debut under the product name ‘The Clove’ in three of Gamuda Land’s key townships: Gamuda Cove, Gamuda Gardens, and the Clove Signature series at twentyfive7. These developments will feature enhanced fittings and modern amenities, including solar and EV charging options, ensuring a seamless transition into a connected, sustainable lifestyle.
On the topic of the launch date and pricing, Chu said: “As we are finalising the details, we are dedicated to pricing this product competitively to align with market expectations and the affordability of our target audience. We aim to meet the modern needs of homeowners while offering a truly differentiated product with exceptional value, estimated to start from RM750,000.”
