Sunsuria City
Sepang is about to become a much more happening place with an integrated township that is set to embrace diversity and foster inclusiveness.
‘Building today, creating tomorrow’ is the tagline for Sunsuria Bhd, and their latest project is Sunsuria City. Located in the district of Sepang, this upcoming integrated township is built on a 375-acre parcel of freehold land, and is poised to become an international city and iconic landmark.
Sunsuria City adopts a holistic approach to creating a smart, liveable and sustainable lifestyle. A well-integrated city with digital technology that enhances well-being, it is to be launched in phases over 10 years with many exciting components comprising retail, commercial, residential and leisure.
Retail-wise, there will be shop lots, shopping mall and semi-D shops. Commercially, there are offices and a corporate building. For the residential aspect, there will be terrace houses, townhouses, villas, semi-Ds, bungalows, condominiums as well as serviced apartments. Finally, leisure will see hotels and SoHos.
Overall, Sunsuria City adopts a unique naming strategy for this vibrant and green township. There are three main themes present: arts, inventors as well as knowledge. Currently, there are four upcoming plots that fall under the first two themes.
In the arts sector, Jasper Square is named after Jasper Johns, an American painter from 1930 who is commonly known as a ‘pop artist’ because of his artistic use of classical iconography; Ceferi Olive is a Spanish painter from 1907 to 1995 and is regarded as one of the best watercolour painters in Spain, lending his name to The Olive; while Monet Residences takes its name from Claude Oscar Monet, a French painter from 1840 to 1926, and is a founder of French Impressionist painting.
Over in the inventors sector, there will be the Bell Avenue and Bell Suites. No prizes for guessing which great influential figure they are named after. Alexander Graham Bell was a famous Scottish inventor from 1847 to 1922, credited for being the father of the first telephone.

“The Olive is a condominium that sits on 15 acres and comprises three blocks with a total of 663 units. Each unit is approximately 818 sq ft and will have two designated carparks, in addition to having an indicative price of RM438,000 onwards.
“Block A is 21-storeys with 240 units, block B is 19-storeys with 216 units, and block C is 18-storeys with 207 units. With a targeted launch next month, this upcoming project is the first residential property to be found in our flagship township,” enthused Sunsuria Bhd Chief Executive Officer Koong Wai Seng.
As for Jasper Square and Bell Avenue, these are the components that will bring the vivacity to the township. The former consists of 2- and 3-storey shop offices on a 8.5-acre piece of land, while the latter is a row of retail outlets on 7.5 acres of land.
Jasper Square will have a total of 86 units, and come in two different built-up sizes: 20ft x 65ft, and 30ft x 65ft. Launched in February of this year, it is expected to be completed by February 2019. Bell Avenue will have a total of 78 contemporary units, and have a built-up of 1,981 sq ft onwards. Launched in September 2015, Bell Avenue has a targeted completion date by September 2018.
What sets this development apart from the rest, is the presence of China’s first overseas university in Malaysia, sited on 150 acres within the heart of Sunsuria City itself. Xiamen University Malaysia will have a total planned floor space of 470,000 sq m and will be able to fit a total capacity of up to 20,000 students.
Some of the 14 courses (12 degrees and two foundation programmes) which will be offered at the campus include information science and technology, ocean and environment, economics and management, Chinese language and culture as well as medicine.
According to The Star Online, 440 students from China have already arrived since September this year to be admitted to Xiamen University, considered to be the largest foreign student intake to a university in Malaysia. Xiamen University Malaysia (XMUM) president Wang Ruifang was quoted as saying that XMUM would focus on recruiting international students from neighbouring countries, and had targeted to recruit 100 international students next year from countries other than China.
