Shah Alam is one of the preferred housing locations for Malays because there are vast tracts of Malay Reserved Land and the city is equipped with various Muslim-friendly facilities such as Islamic Montessori schools.
Zuraidah Ibrahim from Starhill Real Estate suggested that bumiputras looking for an affordable landed property should consider Section 20, Section 29 and 30 because of the availability of old and new terraced houses priced below RM500,000.
She recommends Section 20 for a secondary property. “Section 20 is near the city centre, and some of the single-storey homes built ten years ago are selling at around RM500,000.”
Zuraidah said: “Recently, 200 newly-launched landed units in Section 29 were sold out within four weeks due to the competitive pricing.” A four-bedroom single-storey terraced unit is selling from RM350,000, and the single-storey semi-D is priced from RM460,000.
“Jalan Kebun (Section 30) also has new houses priced below RM500,000, but they are further from the city centre. These three locations are suitable for newly-weds starting a family,” she added.
