LESS than 10 years ago, Pajam was a small town north of Seremban with less than 500 families.
Today, developer Seri Pajam Development Sdn Bhd has become one of the developers to put the town on the map by transforming it into a bustling place.
Showing no signs of slowing down, the developer is gearing up for a new Nada Alam@Pajam, a 160-acre freehold residential project located between the vibrant university town of Nilai and Pajam town centre. The project recently won The Cornerstone Honours Award in the category of best landed development at StarProperty.my Awards 2016.
The development with a gross development value (GDV) of RM649mil will have a total of 1,188 units comprising terraced housing, bungalows and semi-detached units in five phases. All the five are slated for completion in 2019.
Nada Alam, literally Nature’s Resonance, has 13 acres of greenery, says Seri Pajam Development finance director Tey Soo Leng.
There will be a 7 km jogging path within the development. Among the facilities offered are five parks and a mini wetland and lots of open space.
First phase Nada 1 of double-storey terraced houses priced from RM440,500 was fully sold since its launch in October 2013. Nada 2 subsequently introduced 239 units of single-storey terraced housing with four bedrooms and two bathrooms from RM378,100. These were also fully sold. Nada 2 is scheduled for completion in October 2017.
Nada 3A was launched in March 2014 and has 78 units of 22’x70’ double-storey terraced houses with four bedrooms and four bathrooms priced from RM565,000 onwards. The project is fully sold and completed.
Coming next is Nada 3C comprising 36 units of 20’ x 80’ double-storey terraced housing. These will have four bedrooms and four bathrooms with a selling price of RM595,000. The units, launched in July 2016, are expected to be completed in January 2018.
The 160-acre project is located just off the Pajam/Nilai exit on the Lekas Highway.
There are other access to the project. It is about an hour to the Kuala Lumpur City Centre.
For those who prefer public transportation, the Batang Benar Komuter station is just one km away from Nada Alam. Alternatively, the faster option is the Express Rail Link at the Salak Tinggi station, which is about 30 minutes away by car.
Besides nearby amenities such as retail outlets and restaurants, avid golfers can spend their days swinging clubs at the nearby Staffield Country Resort, while a trip to watch the Malaysia F1 Grand Prix at the Sepang International Circuit will be a 30-minute drive away.
Seri Pajam Development was previously a construction company. It became a developer in 2002.
The developer had the vision to use Industrialised Building System (IBS) about 10 years ago. IBS is a construction technique in which building components are pre-manufactured and the materials transported to the construction site for assembly.
The system is heavily advocated by Construction Industry Development Board Malaysia.
Tey explains that IBS helps them to reduce construction time and offers better quality control. It has also helped the company to over labour issues which have plagued the property development and construction industry in recent years.
